The Tree Mitigation plan identifies previously existing on-site trees that were removed as part of an earlier Soil Stockpiling Permit Application that was approved by the City in October of 2017 for the subject property. Additionally there are other existing trees that are located within the Public ROW that will need to be removed in order to allow for the construction of Snead Drive and to allow for pedestrian improvements to be constructed within the adjacent ROW of Fossil Creek Parkway. The Guardian Storage PDP Tree Mitigation Plan was completed under the direction of the City Forester and accurately identifies all remaining off- site tree including their locations, species, trees protection or removal status, size, condition and mitigation value. As depicted on the Tree Mitigation Plan, a total of 27 trees or tree groupings have either been previously removed as allowed by the 2017 Soil Stockpile Permit or will need to be removed in order to allow for the construction of Snead Drive and Fossil Creek Parkway pedestrian infrastructure. The majority of the trees located on or adjacent to the Guardian Storage property are of wild origin and consist of Siberian Elm, Peach Leaf Willow, Boxelder, Cottonwood and Russian Olive trees. The need for tree removal varies throughout the site, but includes the following broad scope reasons for removal: A. Trees conflict with design of the site plan where building is proposed B. Trees conflict with proposed private drives and/or parking C. Trees conflict with construction of Snead Drive or Fossil Creek Parkway pedestrian improvements Tree #1 shall be removed due to A Trees #2 thru 17 & 24 shall be removed due to A & B Tree #18 thru 23 & 25 thru 27 shall be removed due to C A more detailed description of each trees being protected and/or removed can be found in the Tree Mitigation Plan included with this submittal. For those trees removed and which have been deemed to provide significant community value by the City Forester, replacement trees will be provided by increasing the size of the replacement/mitigation tree per the requirements of Division 3.2.1 (F)(1) or by providing additional trees which will be planted within the Wetland and Natural Area Buffer located in Tract A of the proposed development. Trees that are removed which are under the required DBH per Division 3.2.1(F)(2) of the City’s Lands Use Code will not be mitigated.
