Box 580 Fort Collins, CO 80522-0580 RE: Case Number: PDP170008 Title: Country Club Reserve – 6th Review Owner/Applicant: Crystal Cove Development, LLC Owner Contact: Parcel Number(s): 8830100001 Boxelder Sanitation District (BSD) has reviewed the Country Club Reserve – Final Utility Plans identified as: Preliminary Utility Plans for Country Club Reserve. The site is located in the Urban Estate (UE) zone district subject to Planning & Zoning (Type II) review. The District hereby advises as follows:  There is no objection to this proposal.  Responses required to comments below.  The District will respond at the hearing date of ______________. Comments: 1) Provide the following approval block on the appropriate sheets. 2) Provide the easement documents tor the easement across the open space to review and finalize. 3) Provide geotechnical information to show groundwater elevation. If high groundwater exists it will be necessary to provide a cutoff wall system to prevent groundwater movement along the sewers. 4) Sheet G5 and SS1. Plan shows a spillway or other structure over sewer. This structure will have to be moved so it is not over the sewer. Plan Engineer is responsible for accuracy and completeness of plans. Show existing line as 15-inch. 6) Sheet OS4. Move last Manhole (OS13) on Turnberry to a point in line with the south R.O.W line. District does not desire to have manhole in the middle of the intersection. 7) Sheet SS1. The sewer across the open space includes manholes A2, A3 and A4. It will be necessary to access those manholes for maintenance with District’s vac truck and other maintenance vehicles. It appears that an access road is shown, but details about construction needs to be added. This includes width, cross section and materials. Since this is an in and out road a turnaround will need to be provided at MHA4. If road is not in BSD easement, we will need another easement for access along the road alignment. 8) Sheet SS1. Show storm sewer crossing. 9) Sheet D1. Use underdrain detail that was used on the Ridge at Harmony Third Filing. We look forward to review future submittals on this project.
