Submittal Requirements for Site Plans City of Fort Collins The procedures to be followed in processing site plans for any of the special reviews, including Non -Conforming Uses, Non -Residential Use Requests in the R-H Zoning District, Multiple -Family Use Requests in the R-H and R-M Zoning Districts, Group Homes, I-L and I-P Site Plans, R-C Site Plans and R-F Cluster Development Plans are as indicated in each of the respective sections of this manual. The purpose of this checklist is to provide a specific listing of all information required on site plans and landscape plans for these review procedures. The following information and data are required: A. Site plan (25 copies) at a scale of either 1"=50', or 1"=100', with an outer dimension of 24" x 36" (folded to fit into a legal size folder with the project name showing), containing the following information: (i Title by which the proposed development is to be referred. ale, north arrow and date of preparation. IkA (3) Location of municipal boundaries at or near the development. (4) Parcel size in gross and net acres and square feet. V_A (5) Total number, type and density per type of dwelling units. V,B% (6) Total bedrooms per each dwelling unit type. (7) Residential density (gross). Estimated total floor area and estimated ratio of floor area to lot size, with a breakdown by land use. 69))Proposed coverage of buildings and structures including the following: (a) Percentage and square footage of building coverage; (b) Percentage and square footage of driveways and parking; (c) Percentage and square footage of public street right-of-way; (d) Percentage and square footage of open space and/or landscape area; and (e� Percentage and square footage of "active recreational use" area. (yO�Number and location of off-street parking, including guest, handicapped, bicycle and motorcycle parking, with typical dimensions of each. &ropographic contours at 2-foot intervals. LkA(12) Watercourses, water bodies, existing wetlands and irrigation ditches. (13) Floodplain as designated in the design criteria as established by the City. (15) Exact location of all buildings and structures and three-dimensional building envelopes aaxl -V�!dimensioned on at least two sides to the nearest platted property line. ay .Q,ett Existing and proposed streets with names. Designation of street to be public or private. Limits of those private access ways to be dedicated as public utility easements and/or other types of easements. &Lot lines, easements, public rights -of -way as per subdivision plat (if applicable). ,.Ar, (18) Location and acreage of common open areas and all public and semi-public land uses, including public parks, recreation areas, school site and similar uses. (19) Location of existing and proposed pedestrian circulation system, including its interrelationships with the vehicular circulation system indicating the proposed treatment of point of conflict. 20) Maximum building height. (21) Existing and proposed traffic circulation system of arterial, collector and local streets, including: off-street parking areas, service areas, loading zones and major points of access to public rights -of -way, including major points of ingress and egress to the development. Notations of proposed ownership, public or private, should be included ere appropriate. Existing zoning. (� Proposed treatment of the perimeter of the development, including materials and techniques used, such as screens, fences, walls and other landscaping. (� Proposed signage. (25)Listing of specific land uses being proposed. SW, Area shown on the site plan must extend beyond the property lines of the develop- ment to include a survey of the area within 150 feet of the proposal, exclusive of public right-of-way, at the same scale as the proposal and including the following: xjand uses and location of principal structures; (b.J,�Densities of residential uses; Existing trees and major features of landscape; d) ographic contours at 2-foot intervals; and Traffic circulation system. Vicinity map of the area surrounding the site within a distance of at least one mile showing the following: (a) ,Zoning districts; ocation of existing municipal boundary lines; Continued fc) .Traffic circulation systems; and �"jor public facilities (schools, parks, etc). (28) Owner's certification of acceptance of conditions and restrictions as set forth on the site plan. 129) Attorney's or owner's certification of ownership. o 30) Signature block for Secretary of the Planning and Zoning Board certification of approval of the site plan. B. Landscape plan (16 copies folded) prepared at the same scale as the site plan, with an outer dimension of 24" x 36", including the following: Extent and location of all plant materials and other landscape features. Plant materials must be identified by direct labeling on the plant or by a clearly under- standable legend. -.M Flower and shrub bed definition must be clear and drawn to scale with dimensions. Proposed plant materials should be indicated at ten years maturity and in appropriate relation to scale. R>pecies ana size of existing plant materials. If areas of planting are extensive, plans for an under- ground sprinkler system will be required.
