Golf Center. The following is referenced as per the numbering on your letter dated March 21, 1991. 1. The Site Plan will reflect the split between rp-planned residential and rip -low density planned residential. 2. Understanding that this is not a new development, no change at this time will be required Any alterations or addition ink'-) service needed would �P, cause l�t a need for change. The existing three/quarter inch water line is sufficient. The existing sewer in the septic system r � be is adequate as is. e6ve b) The existing sewer on -site wiR utilized. (9� ��'� c) Yes, it is the intent to irrigate the course with recirculated water from the surface ponds and the Louden ditch on -site. ,�5. The proposed location of the fire hydrant is shown on the updated Site Plan and Utility Plan. v6 Fire access will be provided to all major buildings as per Uniform Building Code. Additional information on landscaping is included in the Landscape plan (submitted April 1, 1991) and Site plan (submitted April 3, 1991). 8. a) After meeting with Dwayne Larson on March 29 and the Louden Ditch Company Board of Directors on March 30, the Knickers project is receiving their full Board support. N.� '� "v N J U 8. c) Easements for on -site detention, channels, and other drainage facilities are shown on the Drainage and Site Plans. d) By recycling water from the surface ponds on site, the detained flows will result in the �. release of less than historical stated. The enlargement of the existing surface ponds will Q�t assist with control of flow. e) Refer to the Drainage and Erosion Control report. iy a1d�Yo oE? 4v � 9. a) ROW dedication for Colorado Highway 287 is shown on the Site plan. A traffic c(itrnt has been accepted by Matt Baker. b) The utility easement is planned as required. Refer to 8. a). The traffic count was from information transmitted to me by Mr. Evan A. Hopper, Jr. of the Division of Highways State of Colorado. This count used is peak daily ;rafficou t. The 100 vehicle/day is a peak count for this type of golf center. 4 bG try 61r+ - e) The sidewalk will be shown on the Site Plan. It is our belief that such sidewalk should `_�•4v� be built at a later date. This will at this time maintain the contiguity of the neighboring property, and preserve the even visual flow for several miles both north and south of this property. The Colorado State Highway is also considering that a sidewalk along a major 55 MPH traffic way may be an unacceptable hazard. f) This will be updated as required. 10. We have checked with the Department of Highways on March 27, and at this time we meet requirements. An additional 20'of ROW will be dedicated to this property. b) Application for access will be filed. The Colorado State Highway finds no concerns regarding the existing access to the property and the sight distance requirements. c) As referred to in 8 d) on -site retention of run-off will be provided via the surface ponds and recycled irrigation. The historical run-off rate will n t be exceeded with this project. 12. a) The revised Site Plan differentiates between phases. Yes, the City will ultimately be reviewing final Site, Landscape, Drainage, & Utility plans for the 33.27 acre project. b) The enlarged and improved ponds are shown on the Landscape Plan. As natural habitat areas, the sites will be preserved and maintained. ,c) The Site plan shows Colorado Highway 287 and associated ROW in its entire width, as well as existing approved access points on the east side of the highway. 12. The Site plan shows unplated land uses within a minimum of 150' of the property. e) All buildings, driveways, water features, and other improvements are shown on the Landscape and Site plans. f) The lighting proposal is included in the PLANNING OBJECTIVES. g) At this time the golf ball on a tee that as been on the site for thirty years is to be modified to meet code. h) Pedestrian and vehicular circulation patterns are shown on 11 the Site Plan. The golf course is to be irrigated with the existing sprinkler system that use water obtained from the Louden ditch, and recirculated from on -site ponds. These are the replies to the City Planning staff comments for the Knickers Inc. project. The Knickers' Board of Directors appreciate the time and efforts in working with all the City staff and other entities that are connected to the Knickers project in Fort Collins. Best Regards, 0.
