HomeMy WebLinkAboutKNICKERS PRELIMINARY PUD - 10 91 - SUBMITTAL DOCUMENTS - ROUND 1 - PLANNING OBJECTIVES.A PLANNING OBJECTIVE This project will provide a major greenbelt area close to the Ft. Collins - Loveland Corridor by constructing a golf course with a driving range and a miniature putting course. New building structures will not be needed as the existing buildings will be renovated. The existing utilities (water, sewer, electric, gas, telephone) will work as they exist and future expansion is not expected. Traffic will be effected very slightly (less than 1 %) with its traffic pattern being in off-peak hours. A further objective is to provide recreation at a reasonable cost while protecting the environment as much as possible. The existing slopes and terrain will be used with as little change as possible. Existing ponds shall be increased and provide a larger habitat for wildlife. The parking for this facility is located away from the highway and will be screened by existing landscaping and buildings. All of this will provide an esthetically pleasing project that provides family recreation and appeal while maintaining a low impact on the existing environment for northern Colorado. James Stephens and Donald D. Smith propose to lease this property from Phil and Loren Collins for approximately 10 years, with an option to purchase at that time. This facility will employ four (4) full time employees and three to four (3-4) part time employees. Upon careful and detailed analysis of the golfing population, area population and the growth of golf, and executive golf course would prosper in this area. In our opinion, this project is very compatible with the current city land use policy and presents no conflicts. The fairways on this golf course will be perennial rye grass which requires approximately Forty percent (40%) less watering. The rough area will be left in a natural state, with a links type of appeal. The course watering shall be purchased thru the Louden Ditch Company. Runoff water shall be detained on site and used for additional course watering. All other existing utilities shall remain as is. This project will be completed in two phases: Phase I shall consist of: A. Executive golf course B. Driving Range C. - 18 Hole Miniature golf D. Approximated start 5-20-91, 3 month completion Phase II shall consist of: A. Renovation of clubhouse, Restaurant, Pro Shop and Arcade B. Parking Lot and Access C. Approximated start 7-1-91, 2 month completion l � , General Notes: 1. Existing architectural elevations will change only slightly. 2. Maximum building height shall be 350". 3. Existing zoning is RLP 4. The perimeter of the site shall be golf course on the west, south and north. The southern half of east perimeter shall also be golf course. The northern half of east perimeter will be a miniature putting course with a 20' landscape Berm at the highway. 5. The existing sign along highway 287 will be used. 6: Specific land use: Executive golf course with a driving range and miniature putting course. Facility will have pro shop, restaurant and arcade. 0
