Consulting Engineers Irongate 4, Suite 100 777 South Wadsworth Boulevard Lakewood, Colorado 80226-4331 (303) 988-4969 Fax (303) 988-4939 Representatives of Muller Engineering Company and CDOT Region 4 met with Eric Brackey, City of Fort Collins Transportation Division, on May 6, 1997 to discuss the proposed development. Mr. Brackey indicated that the proposed development fell within the East Vine Streets Facility P.U.D. and that he anticipated traffic impact due to the development was minimal. Mr. Brackey decided that a full Transportation Impact Analysis report was not required for the development. Mr. Brackey requested a brief evaluation of the anticipated impacts. The document provides the requested evaluation. The subject parcel is a part of Lot 4 of the East Vine Streets Facility P.U.D. A traffic impact report titled Streets Department Facility Site Access Study, Fort Collins, Colorado dated June 1991 (Site Access Study), prepared by Matthew J. Delich, P.E. was reviewed. The proposed CDOT development is a maintenance vehicle storage facility. The proposed facility is a 14 bay garage for plows and other maintenance vehicle. A site plan of the facility is attached for reference. The proposed development usage is compatible with the East Vine Streets Facility P.U.D. and traffic impacts of the proposed development are in line with those outlined in the Site Access Study. The ultimate development of the subject parcel was included in the Site Access Study. Access to the site will be from the Streets Facility Access Road, which currently serves the City of Fort Collins Streets Facility from Linden Street. This access road was constructed for use by City maintenance vehicles and was constructed along its long-range alignment (2010) as recommended in the Site Access Study. CDOT is currently utilizing a site on the north side of East Vine Drive at the Linden Street intersection, approximately 500 feet from the proposed site. The existing site will be abandoned by CDOT following the construction of the proposed facility within the East Vine Streets Facility P.U.D. Traffic impact on the surrounding street system will only change minimally due to the relocation of the CDOT Facility. The only change will be the usage of a short segment of Linden Street (approximately 450 feet) between the Streets Facility Access Road and East Vine Drive. No new traffic is anticipated to be generated by the CDOT facility at the proposed location.
