LOT 4, CONIFER INDUSTRIAL PARK (the GLOVE WAGON)
PLANNING DEPARTMENT PROJECT #61-91A
WHEREAS, the applicant, Cliff Buchholz, has duly followed the City procedure for
IL - Limited Industrial Site Plan Review as outlined in Section 29-372 of the City Code and
has submitted this application for IL Site Plan Review of the following described property,
to wit:
Lot 4, Minor Subdivision Plat of the Conifer Industrial Park, being a
Replat of Lots 10, 11, and 12, Block 4 of Replat No. 1 of Evergreen Park,
City of Fort Collins, County of Larimer, State of Colorado.
WHEREAS, the City Planning Department staff processed the application request
in accordance with Section 29-372, including the notification of property owners within 500
feet of the said property and posting the required sign on the subject property; and
WHEREAS, the Planning Director held a public hearing on Tuesday, March 11,
1997, at 1:30 P.M. in the Planning Department Conference Room at 281 North College
Avenue for the purpose of reviewing the IL Site Plan Review request and for establishing
a vested right under Article 68 of Title 24, C.R.S.
NOW, THEREFORE, IT IS HEREBY DETERMINED BY THE PLANNING
DIRECTOR OF THE CITY OF FORT COLLINS THAT:
The IL Site Plan now known as Lot 4, Conifer Industrial Park (the Glove Wagon), #61-91A
hereby is approved, and as grounds, therefore, the Planning Director does find the
following facts to be true:
A. The proposal meets the current design criteria and standards of the City of
Fort Collins for streets and utilities.
B. The lot in this subdivision replat fronts on a dedicated right-of-way.
C. The lot is consistent with, and meets the requirements of,the IL - Limited
Industrial Zoning District.
