Our site plan was designed with keeping as many of these trees as possible while meeting our client’s needs and the City’s requirements. There are some instances where it is not feasible to keep trees, below is a list of these instances. Please reference the Tree Mitigation Plan for locations. • Tree 6: Recommended removal by Forestry due to poor condition. • Tree 7: Recommended removal by Forestry due to poor condition. • Tree 10: Recommended removal by Forestry, tree is dead. • Tree 13: Recommended removal by Forestry, tree is dead. • Tree 22: Due to the realigned bus pull-out/sidewalk along Drake and the required perimeter landscape this area gets too tight to keep this tree without losing parking which is a major concern for this site. For this reason this tree can’t be preserved. • Tree 23: Due to the realigned bus pull-out/sidewalk along Drake and the required perimeter landscape this area gets too tight to keep this tree without losing parking which is a major concern for this site. For this reason this tree can’t be preserved. • Tree 27: Due to the reorganization of the parking lot this tree now sits on the edge of a parking space and the drive aisle and cannot be preserved. • Tree 31: Recommended removal by Forestry, tree is dead. • Tree 32: Due to the realignment of the main drive in front of the store that was caused by the proposed store being deeper than the existing store this tree is now located in the proposed drive aisle and cannot be preserved. (Ash tree) • Tree 33: Due to reorganization of the parking lot this tree now sits in a parking space and cannot be preserved. (Ash tree) • Tree 34: Due to reorganization of the parking lot this tree now sits in a proposed drive aisle and cannot be preserved. (Ash tree) • Tree 35: Due to the larger building proposed for this site the grading would end up being about a foot higher in this location so this tree cannot be preserved. (Ash tree) • Tree 37: Due to reorganization of the parking lot this tree now sits in a proposed drive aisle and cannot be preserved. • Tree 38: Recommended removal by Forestry, tree is dead. • Tree 39: Due to reorganization of the parking lot this tree now sits in a proposed drive aisle and cannot be preserved. • Tree 41: Due to reorganization of the parking lot this tree now sits in a proposed drive aisle and cannot be preserved. • Tree 42: Due to reorganization of the parking lot this tree now sits in a proposed drive aisle and cannot be preserved. King Soopers Fort Collins, CO – College & Drake July 28, 2020 Galloway & Company, Inc. Page 2 of 2 • Tree 44: The pinch point at the back of the building keeping the existing truck access for the whole center sets the finished floor elevation and since the proposed building extends into the existing parking lot shifting the grading and requiring about 1-1.5 feet of fill at this existing tree. The grading is even further restricted in this area due to the required location of the ADA parking spaces. There is not enough space North/South to make site plan adjustments to get this tree out of the required ADA striping. Due to these constraints this tree cannot be preserved. • Tree 45: This tree is now within the proposed building footprint and cannot be preserved. • Tree 46: This tree is now within the proposed building footprint and cannot be preserved. • Tree 47: This tree is now within the proposed building footprint and cannot be preserved. • Tree 48: This tree is now within the proposed building footprint and cannot be preserved. • Tree 49: This tree is now within the proposed building footprint and cannot be preserved. • Tree 50: This tree is now within a proposed crosswalk required by the City planning department and the pharmacy drive thru critical to the building operations. Attempts to realign these elements could create pedestrian/vehicular conflicts and it has been determined that this tree cannot be preserved. • Tree 52: Due to the reorganization of the parking lot this tree now sits in a proposed drive aisle and cannot be preserved. • Tree 53: Recommended removal by Forestry due to condition and the fact that it is an Ash tree. • Tree 54: Due to reorganization of the parking lot this tree now sits on the back of curb of a proposed landscape island and cannot be preserved. (Ash tree) • Tree 55: Due to the reorganization of the parking lot this tree now sits in a proposed drive aisle and cannot be preserved. • Tree 56: Due to the reorganization of the parking lot this tree now sits in a proposed drive aisle and cannot be preserved. (Ash tree) • Tree 59: Due to the demolition of the existing store and grading in preparation for future development on this lot this tree cannot be preserved. • Tree 60: Due to the demolition of the existing store and grading in preparation for future development on this lot this tree cannot be preserved. • Tree 62: Due to the required deceleration/right turn in added at the request of the City traffic engineers this tree now sits in a proposed sidewalk and cannot be preserved. • Tree 63: Due to the required deceleration/right turn in added at the request of the City traffic engineers this tree now sits in a proposed ADA ramp and cannot be preserved. Mitigation for all the existing significant trees on site that are unable to be saved will be provided on site as is possible. Due to space and utility constraints a number of trees will need to be mitigated through a cash in lieu fee.
