It falls into a bit of a grey zone as to what is required from an irrigation standpoint, but I think I can provide some clarity on the project. This is the last piece of the submittal packet for the project. Your guidance forwhat we do (or do not) need for the purpose of submittal would be greatly appreciated as we are hoping to submit the project this Wednesday, 9/14/2022. Thisdevelopment project proposal is for 636 Castle Ridge Court (https://goo.gl/maps/i8zVF4PFpbxDsR2u5). The property is an existing single-family home with a development proposal to turn it into a 10-bed memory care home for clients with Alzheimer’s and other forms of dementia.Brandy BethuremHarrasBBethuremHarras@fcgov.com is our liaison with the City on this project. I have attached the site plan to which I’ve added the relevant irrigation elements (hardscape boundaries, valve box, sprinkler head, and drip line locations). The square footage of the front and backyards is1700 and 2800 respectively. The existing irrigation system will remain intact. All the existing Rain Bird 1800 4 inchspray heads(18 years old)are being replaced with new Rain Bird 1800 spray heads. The front yard replacement was completed spring 2022, the backyard replacement will be completed fall 2022. All the old nozzles have been replaced with High Efficiency Variable Arc (HE-VAN)nozzles and properly adjusted for head-to head coverage without overspray. The existing drip irrigation lines will bereplaced(due to kinks from root overgrowth) in the same configuration.The existing foliage is well established,and drip irrigation has only been required at the front of the property this summer for rose bushes and ornamental grasses. The old Kentucky Bluegrass(KBG) in the front of the house was replacedin Spring 2022 with VorTex Sod Hybrid Bluegrass Blend (https://korbysod.com/product/vortex-sod-hybrid-bluegrass-blend/) to help mitigate irrigation requirements. This same blend will replace the existing backyard KBGand is the only major change to the existing landscape plan for this project.We do not anticipate any future increases in irrigation water usage as the existing drip irrigation system is sufficient for any additional future plantings on this site. By extension the existing service line and water allotment should be sufficient for the commercial use of this property. If a full engineered irrigation plan isn’t deemed as necessary for the project perhaps a water audit of the existing system would be an acceptable middle ground in terms of documentation for the project submittal?
