On May 7, 2021 we visua ll y observed portio ns of th e above refe renc ed residence. T he purpose for thi s
observation was to consult w ith you re lated tQ a proposed int erior remodel project. We observed
po rt ions of th e exterior and interior, includ irig po rtions of'the exposed framin g in the basement. The
following is our observatio ns, op inions and recom mendations.
T he existing main floor beari ng wall between th e li v in g room a nd th e kitchen is to be re moved. T hi s
will create an opening 8'-5" wide (or less). We re commend th is ope nin g have a W6x 16 steel header.
This header should be s upported by two 1¾" x 5 " LVL (Fb 260 0, 1.9E or better) trim stud s at each
end. The trim st ud s sho uld be sup ported by so lid blocking at the main floor, over the exist ing
foundation or bearing wal l be low.
The ex isting ma in floor bearing wall al the east side of' t he hallway, across from the stairs, is to be
removed to allow construct ion of a buil t in hutc h. Th is wi ll create an open in g 4'-7" w id e (or less). We
recom mend thi s openin g have a 3-ply 2x6 1-1 F #2 head e r. This header s hou ld be supported by two 2x5
trim stud s at eac h end. The t rim studs should be s up por ted by so lid blocking at t he main floor, over
the existing bearing wa ll be low.
The recommendations and conclus ions presented in th is lette r are based on a review of portions ofthe
desc ri bed struc ture, yo ur plans and you r directions. The eng in eer's opinions of the described portions
of the hom e are based solely upon informa tion obtained from readil y visible elements (i.e .. elements
which do not requ ire the removal of s heathing, cladding, or cover in g ofany k ind ) unless specifically
note d. Our revi ew was limited to t he items described in this lette r, and is not intended to cover other
structural , mechanica l, e lectri cal, e nvironmental , mo ld, s ite grading, or arch itectural features of the
buildin g. Any di sc repanci es or stru ctura l deficiencies revealed during co nstr uction sho uld be brought
to the attention of t he enginee r. Our office has not perform e d any engi neering analysis of the ex isting
framing or foundation elemen/s &if the st ructure. If you hav e any questio ns, pl ease feel free to call.
