Fort Collins, Co. 80528 Parcel Number: 8606116032 Dear Owner The Larimer County assessor's office lists you as the owner of the above referenced address. I am writing you regarding your property at 1812 Angelo Ct. Back on August 261" 202 l this office received a complaint that your tenant has trash piling up in the back yard and that the trash is creating a mice infestation. The neighbors are complaining that the mice are coming into their garage and that they have exterminated approximately a dozen or so. And that they just keep coming. As an owner of the property, you are required by code to have your tenants keep the grounds clean from trash and pests. Code section 302 Exterior Property Areas. Of the 2006 International Property Maintenance Code 302.1 Sanitation All exterior property and premises shall be maintained in a clean, safe and sanitary condition. The occupant shall keep that part of the exterior property which such occupant occupies or controls in a clean and sanitary condition. 302.5 Infestation. All structures and exterior property shall be kept free from infestation by rodents, insects, and other vermin. Where any such infestation is found, it shall be promptly remedied by approved extermination or other processes that are not injurious to human health, and adequate measures shall thereafter be undertaken to eliminate harborage and prevent re-infestation. The owner of any building or structure shall be responsible for extermination within the structure prior to renting or leasing such. In a structure containing dwelling unit(s) or in a nonresidential structure, the owner(s) thereof shall be responsible for extermination in the public or shared areas of the structure and exterior premises.
