Taft Hill Rd. Fort Collins, CO 80521 RE: 329 N. Meldrum St. Apt. 1 and 3, Fort Collins, Co 80521 Parcel Number: 9711121018 Dear Manager, Records indicate you are the manager of the above referenced address. This letter is to inform you that an inspection of this property was performed on 8/26/2021 the purpose of which was to verify compliance with the Structure and Premises Condition Code of the City of Fort Collins, (Rental Housing Code, 2006 International Property Maintenance Code, (IPMC)) as adopted by the City. The inspection determined items that are not in compliance with the Rental Housing Code that need to be corrected: Exterior: 1. All exterior siding, trim, soffit, fascia, doors, windows and front porch shall be weather protected. All rotting wood on exterior of structure including all items listed above shall be replaced. 2. Need to have an engineer inspect front porch columns, piers and beams for structural integrity. Appears there is settling, and portions are detached from structure. Decking bords have rotted and are loose. 3. Portions of foundation on the south side has substantial cracks. Shall have an engineer inspect foundation and write a report. 4. Root cellar entry appears to be collapsing in on itself. Door cellar will not shut due to house settling. Shall have engineer inspect this section of structure. 5. Vent above back patio shall be terminated to code. Records do not indicate a permit was issued for the newly added washer and dryer DWV, venting and electrical in unit 2. Proper permits shall be obtained. 9. Records do not indicate a permit was issued for the newer DWV in the cellar. A licensed plumber shall obtain an after the fact permit. Unit #1 1. Shall have a licensed contractor verify furnace is in good working order due to the age of furnace. 2. Safety Glaze bathroom window 3. Shall have a licensed contractor install electrical conductor in bathroom in proper conduit. 4. Shall add kitchen outlets over kitchen countertop. 5. GFCI kitchen outlets. 6. Need ventilation in kitchen for gas stove. 7. Make one of the windows in the kitchen operable for ventilation. 8. Repair all open cracks in plaster walls and ceilings. 9. Identify breakers in panel. IO.Need letter from mitigation company who did repair for water leak, from unit above. what was done for repairs. 11.0ur records do not indicate a permit was issued for the new washer and dryer installed in the kitchen. You shall hire a licensed contractor to obtain an after the fact permit. Unit #3 1. Add C/O detector within 15 feet of bedrooms 2. GFCI protect all kitchen outlets. 3. Gas range is lower than countertop and is starting to burn countertop. The top of range shall be level with the highest countertop. 4. Add laminate to sides of countertop. 5. Need screens for all openable windows ,6. Repair all open cracks in walls and ceilings. 7. Identify all breakers in panel 8. Records do not indicate a permit was issued for the newer furnace. You shall hire a licensed contractor to obtain an after the fact permit. 9. Records do not indicate a permit was issued for the newer water heater. You shall hire a licensed contractor to obtain an after the fact permit. l0.Records do not indicate a permit was issued for the new location of a washer and dryer. You shall hire a licensed contractor to obtain an- after the fact permit. 11.Replace all smoke detectors that are over ten years old. 12.Have an electrician properly protect electrical conductor in bedroom closet. 13.Need letter from mitigation company who did repair for water leak, from unit above. what was done for repairs. The above-mentioned items are considered General Maintenance items and must be repaired within (30) days of the date of this notice. If you desire to speak with me or the Chief Building Official, please contact us with in ten days of this notice. We are willing to help you the owner or manager to understand our processes and the reasons behind the inspection results. You are required to schedule an inspection when the work is completed to verify that all the work was performed. Pursuant with City Code Chapter 1 section 15 and Chapter 5 article II division 3, Failure to comply with this notice of violation is grounds for the City of Fort Collins to issue you a citation to appear in court and fines up to 3,000.00 dollars per day from the date of the violation.
