This letter is to inform you that an inspection of this property was performed on 7/27/2021 the purpose of which was to verify compliance with the Structure and Premises Condition Code of the City of Fort Collins, (Rental Housing Code, 2006 International Property Maintenance Code, (IPMC)) as adopted by the City. The inspection determined items that are not in compliance with the Rental Housing Code that need to be corrected: 1. Verify all lights in carport are in good working condition 2. Carport shall be maintained. Paint is coming off soffit and walls of carport. You shall scrape and repaint carport. 3. All windows and doors shall be maintained. Front door and window leaks. Water was under front window and door. 4. Sliding door has no threshold. Tar tape appears to have been used at bottom of sliding door. Exterior door trim and threshold shall be properly sealed and painted. 5. GFCI protect exterior outlets, kitchen outlet right side of range and outlet under kitchen sink. 6. Exterior patio light does not come on. 7. Remove all lighting from above kitchen cabinets. Wired incorrectly. This is a hazard. 8. Kitchen countertop is warped.Need to repair or replace. 9. You shall send me a copy bf the fireplace company that last inspected and cleaned the fireplace flue. 10.Need records of the last time the dryer duct was inspected and cleaned. 11. Install handrail to basement at stairs.Not having a handrail is a life, health safety hazard. 12. Patch hole in closet next to stairs. 13. Fan in both bathrooms do not work properly. Not moving air. Both shall be fixed or replaced. 14. Toilet valve leaking main floor bath. 15. All window screens shall fit properly. Screens cannot have gaps on sides 16. Records do not indicate a permit was issued for the newer water heater. You shall hire a licensed Fort Collins contractor to obtain the proper permit. 17. Have a licensed contractor install a T&P discharge pipe on water heater. 18. You shall have a licensed electrician install a lock out tag out on the electric water heater breaker. PO 19. You shall send this office, a copy of all work that was done to restore the basement after the sewage loss. To verify work was done properly, up to ANSI/IICRCS500 requirements. 20. Re-seal block foundation at fireplace corner. 21. Verify all smoke detectors and C/O detectors are not out of date. The above-mentioned items are considered General Maintenance items and must be repaired within (30) days of the date of this notice. This letter is to inform you that an inspection of this property was performed on 7/28/2021 the purpose of which was to verify compliance with the Structure and Premises Condition Code of the City of Fort Collins, (Rental Housing Code, 2006 International Property Maintenance Code,(IPMC)) as adopted by the City. The inspection determined items that are not in compliance with the Rental Housing Code that need to be corrected: 1. You shall install a handrail at front steps.4 or more steps a handrail shall be provided 2. There is no record of the garage being turned into habitable space. Only the garage and bathroom are permitted. Shall obtain proper permits 3. Re-point all brick joints on exterior of house where missing 4. Repair front wall of house at front door. Seal all brick openings around old frame 5. Finish low voltage trim in house 6. Patch hole in ceiling back patio 7. All openable windows shall have properly fitted screens 8. Windows second floor next to door not tempered 9. Exposed conductors in attic loft storage. 10. Drywall is not complete in attic loft storage 11. Back steps on deck are not to code. Cannot have over 3/8-inch difference in height of steps. 12. Have an electrician cap the service meter box where old conduit came out 13. Records indicate an expired furnace permit from 2012.You shall reinstate permit. 14. Records do not indicate a permit was issued for the 2009 water heater. You shall hire a licensed plumbing contractor to obtain proper permit. 15. City records do not indicate a permit was issued for the new kitchen,bathroom,back room, second floor addition, or for the second-floor deck. If you have records to show they were permitted, please bring them to the building department. If not,you shall hire a licensed contractor to obtain an after the fact permit for those items listed. This letter is to inform you that an inspection of this property was performed on 7/22/2021 the purpose of which was to verify compliance with the Structure and Premises Condition Code of the City of Fort Collins, (Rental Housing Code, 2006 International Property Maintenance Code, (IPMC)) as adopted by the City. The inspection determined items that are not in compliance with the Rental Housing Code that need to be corrected: 1. The approach to the back door (driveway, sidewalk) and the approach to the front door (community sidewalk) have tripping hazards throughout. All tripping hazards '/4 of an inch or taller shall be ground down, releveled, or replaced. 2. Sump pump is illegally drained. 3. There is no flood guard in floor drain. 4. C/O detectors have no batteries.Need to verify smoke detectors and C/O detectors are not out of date. 6 to 8 years old for C/Os and 10 to 12 years for smoke detectors. The above-mentioned items are considered General Maintenance items and must be repaired within (30) days of the date of this notice. 5. Tenant advised this office that there was a water loss that occurred on the 301h of May. Since then, attempts have been made to mitigate the water loss, by using shop vacs. While doing the inspection, noticed that the carpet is still wet, the pad appears NOT to have been replaced and noticed water damage on the door trim and baseboards. You shall hire a mitigation company to mitigate the water loss properly to the ANSI/ IICRC standards. All molds will be mitigated properly from the tenant's furniture, and any found when properly mitigating the basement. You shall have until Tuesday August 3rd to have hired a mitigation company and to start mitigating. If a company has not been hired by this time, I will be forced to post this unit as uninhabitable. You will then have to find lodging for the tenants that reside at this unit until the proper mitigation has been completed.
