Fort Collins, CO 80526 RE: 933 Timber Ln.,Fort Collins, Co 80526 Parcel Number: 9716110001 Dear Eric, Records indicate you are the owner of the above referenced address. This letter is to inform you that an inspection of this property was performed on 7/27/2021 the purpose of which was to verify compliance with the Structure and Premises Condition Code of the City of Fort Collins, (Rental Housing Code, 2006 International Property Maintenance Code, (IPMC)) as adopted by the City. The inspection determined items that are not in compliance with the Rental Housing Code that need to be corrected: 1. There are tripping hazards in the approach to the front door, on driveway and sidewalk. You shall grind down, re-level or replace, driveway and sidewalk. 2. Front porch post has settled and is shimmed. Relace with proper height post. 3.' All siding around the house is rotting or in disrepair. You shall maintain the exterior siding or replace. 4. Gable vent is coming apart and tenant reports racoons in attic. Vent shall be maintained. You shall hire a pest control company to investigate weather or not the attic contains racoons. If it does, they shall remove racoons and you shall mitigate all animal waist. 5. There are no records of a permit being issued for the re-framing of the back deck. The back deck is in disrepair. Boards are rotted, large holes in decking, improper spacing of balusters, no handrails. You shall permit existing deck and bring it up to code or obtain a demo permit and block off the exterior door until a deck can be permitted and rebuilt. 6. Reconnect electrical box on back of house, and outlet shall be to code. 7. Tripping hazards back concrete walkway.Need to repair. 8. Broken garage door window. Replace. 9. No handrail from garage to basement door. 10. Electrical conductors in garage are not protected. 11. Roof appears to be leaking in garage at common wall.Need to verify roof is in good condition. 12. GFCI all kitchen, bathroom, garage, and exterior outlets. 13. Repair or replace all damaged doors. 14. Main bathroom floor has delaminated. Bathroom floor shall be replaced. 15. Patch all drywall cracks and holes throughout house. 16. Install smoke detectors in all bedrooms 933 Ti!-r,ber 1_-. I i 17. Install C/O detectors within 15 feet of each bedroom 18. Fireplace chimney appears to be getting rusty.Need records of the last time the chimney was inspected. If not,you shall have a chimney sweep inspect the fireplace. 19. This office has no record of the water heater being permitted. You shall hire a licensed plumbing contractor to obtain an after the fact permit. 20. All openable windows shall have properly fitted screens. The above-mentioned items are considered General Maintenance items and must be repaired within (30) days of the date of this notice. 21. Dishwasher has backed up several times and causes grey water (a class 2 loss) to contaminate the kitchen floor and drip down to the basement. All surfaces' cabinets, flooring and sub floor and walls shall be mitigated by a certified mitigation company. And scope of work shall be submitted to this office. 22. Floor drain has backed up in laundry room. This area shall be properly mitigated by a certified mitigation company. Possibly a class 3 loss. The above-mentioned items are considered unsanitary. You shall have until August 3rd 2021 to hire a mitigation company to mitigate the kitchen and basement laundry room. If a contractor is not hired by the 3rd of August and tenants still reside at the referenced address, I will declare the rental, uninhabitable and will post the building as such. And you will be responsible to house your tenants in a similar until mitigation is complete. Please contact me as soon as possible. If you desire to speak with me or the Chief Building Official, please contact us with in ten days of this notice. We are willing to help you the owner or manager to understand our processes and the reasons behind the inspection results. You are required to schedule an inspection when the work is completed to verify that all the work was performed.
