FINAL NOTICE OF VIOLATION

Dear Mr. Griffith,
The Larimer County assessor's office lists you as the owner of the above referenced address.
This letter is to inform you that it was brought to our attention that a carport was built at the above-
mentioned property without a permit. After an investigation, it was found that permit B1904148 was
applied for but never issued and is a violation of the 2018 International Residential Code (IRC) as adopted
by the City of Fort Collins.
2018 IRC Sections:
R105.1 Required. Any owner or owner's authorized agent who intends to construct, enlarge, alter, repair,
move, demolish or change the occupancy of a building or structure, or to erect, install, enlarge, alter,
repair, remove, convert or replace any electrical, gas, mechanical or plumbing system, the installation of
which is regulated by this code, or to cause any such work to be performed, shall first make application to
the building official and obtain the required permit.
R105.2 Work exempt from permit. Exemption from permit requirements of this code shall not be deemed
to grant authorization for any work to be done in any manner in violation of the provisions of this code or
any other laws or ordinances of this jurisdiction. Permits shall not be required for the following:
Building:
1. One-story detached accessory structures for lawn and garden equipment storage, tool storage
and similar uses, including arbors, pergolas, and similar structures, provided the floor area does
not exceed 120 square feet or 8 feet in height, do not house flammable liquids in quantities
exceeding 10 gallons per building and are located at least 3 feet from an adjoining property line..
The carport is over 120 square feet and may be over 8 feet in height and as such, requires a building
permit.
This is your Final notice. Your fist Notice of Violation was sent to you on 2/11/21 and your second was
sent to you on 3/15/21 You have 30 days from the date of this letter to obtain a building permit for the
new structure or to remove the structure in its entirety. Please notify me within 30 days of the date of
this letter to verify that the above items have been corrected.
Pursuant with City Code Chapter 1 section 15 and Chapter 5 article II division 3, Failure to comply with
this notice of violation is grounds for the City of Fort Collins to issue you a citation to appear in court and
fines up to 3,000.00 dollars per day from the date of the violation.
