This letter is to inform you that an inspection of this property was performed on 2/23/17 the purpose of which was to verify compliance with the Structure and Premises Condition Code of the City of Fort Collins, (Rental Housing Code, 2006 International Property Maintenance Code, (IPMC)) as adopted by the City. The inspection determined items that are not in compliance with the Rental Housing Code that need to be corrected: • Fix or replace concrete steps to front patio • GFCI protect outlet under kitchen sink • Stairs to second floor are over 8 inches the nosing can cause a tripping hazard due to steps not being level • Paint wood trim on back door You will have thirty days from the day you receive this letter to complete these items and schedule with this office a re-inspection. You will also be required to have the furnace and water heaters inspected by a licensed contractor and have them verify they are in good working condition. The inspection also determined from photos obtained that the garage was turned into a bedroom with a full bath and kitchenette. And our records indicate there was no permit pulled for this conversion. You must come into this office and obtain an after the fact permit. You cannot rent or lease this property to any other tenants until the corrections are completed and verified by this office. ,408 War;cn Farm Dr. P,ige 2 Pursuant with City Code Chapter 1 section 15 and Chapter 5 article II division 3,Failure to comply with this notice of violation is grounds for the City of Fort Collins to issue you a citation to appear in court and fines up to 3,000.00 dollars per day from the date of the violation. You will have 15 days to have a licensed contractor apply for your permit.
