Meldrum St. Fort Collins, Co 80521 Parcel Number: 9711121001 Dear Manager, Records indicate you are the manager of the above referenced address. This letter is to inform you that an inspection of this property was performed on 8/23/2021 the purpose of which was to verify compliance with the Structure and Premises Condition Code of the City of Fort Collins, (Rental Housing Code, 2006 International Property Maintenance Code, (IPMC)) as adopted by the City. The inspection determined items that are not in compliance with the Rental Housing Code that need to be corrected: 1. Need to weather protect all exterior trim where paint is missing, some exterior trim is rotting, and this trim shall be replaced. Weather protect all exterior siding and fill all cracks in stucco. 2. Several tripping hazards on approach to house. Concrete is uneven. This can be replaced, ground down or leveled. Chipped step at south door. 3. Exterior doors do not seal. Weather stripping shall be added to all exterior doors. 4. Two furnaces have been shut off by Pouder valley air. Do to gas and exhaust issues. All appliances shall operate properly. Every habitable room shall maintain 68 degrees between September 15th through May 15th. Tenant has proven rooms do not get above 57 degrees at night. These furnaces shall either be replaced or repaired. As of 11:00 Am 8/23/2021 no permits have been issued, for 2 new furnaces 5. Carbon monoxide detectors shall be within 15 feet of bedrooms 6. Safety glazing on window in bathroom is coming off. You shall hire a window tinting company to properly install safety glazing. Send a copy of the work order to this office for our records. 7. All bedrooms shall have a securable lock for when tenants are out. The above-mentioned items are considered General Maintenance items and must be repaired within (30) days of the date of this notice. 3303' 1�. We are willing to help you the owner or manager to understand our processes and the reasons behind the inspection results. You are required to schedule an inspection when the work is completed to verify that all the work was performed. Failure to comply with this request may result in a citation being issued. Pursuant with City Code Chapter I section 15 and Chapter 5 article II division 3, Failure to comply with this notice of violation is grounds for the City of Fort Collins to issue you a citation to appear in court and fines up to 3,000.00 dollars per day from the date of the violation.
