Mulberry.St. Fort Collins Co. 80521 Parcel Number: 9716141001 RE: General Property Dear Linda, Records indicate you are the community manager of the above referenced unit address. This letter is to inform you that an inspection of this property was performed on 8/4/2021 the purpose of which was to verify compliance with the Structure and Premises Condition Code of the City of Fort Collins, (Rental Housing Code, 2006 International Property Maintenance Code, (IPMC)) as adopted by the City. The inspection determined items that are not in compliance with the 2006 International Property Maintenance Code that need to be corrected: I. Sidewalk / drain pan has tripping hazards and cracks. that need to be maintained. Tripping hazards shall be either ground down, re-leveled or replaced. Cracks shall be cleaned and filled. On all other units and common areas. 2. Driveway has tripping hazards and cracks. Tripping hazards shall be either ground down, re-leveled or replaced. Cracks shall be cleaned and filled. On all other units. 3. Grading and drainage. All roadways and common walking surfaces and drain pans in the road, shall be properly maintained. Roadway have potholes and sever cracks. This causes water to backup, tripping hazards. Note: a tripping hazard is considered any concrete separation in height, 1/4 inch or taller. 302.2 Grading and drainage. All premises shall be graded and maintained to prevent the erosion of soil and to prevent the accumulation of stagnant water thereon, or within any structure located thereon. Drainage of paved areas, yards and courts, and other open areas on the premises shall not be discharged in a manner,that creates a public nuisance. Exception: Approved retention areas and reservoirs and temporary retention ponds, detention ponds, channels and other water features such as pools, ponds, and similar approved excavations designed for recreational or aesthetic purposes that are maintained in a condition that does not pose a health or safety hazard, or a public nuisance. 302.3 Sidewalks and driveways. All sidewalks, walkways, stairs, driveways, parking spaces and similar areas shall be kept in a,proper state of repair and maintained free from hazardous conditions. The above-mentioned items are considered General Maintenance items and must be repaired within (30) days of the date of this notice. If you (the manager) desire to contest this notice, you will need to contact the Chief Building Official. You are required to schedule an inspection when the work is completed to verify that all the work was performed. Pursuant with City Code Chapter 1 section 15 and Chapter 5 article II division 3, Failure to comply with this notice of violation is grounds for the City of Fort Collins to issue you a citation to appear in court and fines up to 3,000.00 dollars per day from the date of the violation.
