Dear Manager,
Records indicate you are the manager of the above referenced address.
This letter is to inform you that an inspection of this property was performed on 8/3/2021 the purpose of which was to
verify compliance with the Structure and Premises Condition Code of the City of Fort Collins, (Rental Housing Code,
2006 International Property Maintenance Code,(IPMC)) as adopted by the City.
The inspection determined items that are not in compliance with the Rental Housing Code that need to be corrected:
1. There are tripping hazards in the approach to the front door. Correction measures shall be, relevel, grind surface,
or replace.
2. Back porch light fixture is loose and detached.
3. Install gutter above back patio door.
4. Grading around entire house shall be maintained. Grade is sloping back towards structure and appears to be water
infiltration in some areas around foundation.
5. Repair all siding that is not properly attached and replace any portions that have holes.
6. Replace any rotting fascia around house.Reattach fascia back of house. Weather protect fascia.
7. Reattach interconnecting bonding system grounding conductor to ground rod.
8. Remove old, abandoned copper that used to be attached to an A/C unit.
9. Weather protect gas line.
10. Side yard and back yard have broken glass all around.All broken glass shall be removed.
11. Install blank cover on service disconnect opening.
12. All windows shall have properly fitted screens. All screens shall be free of tears and large holes.
13. Back door trim and jamb are rotting. Repair or replace.
14. Back door landing is uneven. Correct or remove.
15. Front doorjamb,both sides are broken. Shall be replaced.
16. Reattach air return cover on wall.
17. All wood flooring has not been maintained. Raw wood is exposed, gaps in flooring at joints need to be filled.
18. Install proper handrails on all stairs. With returns.

19.Flooring has tripping hazard going into bathroom. Shall be one transition and not over'/4 inch rise. Can be sloped.
19. Patch all holes and cracks in drywall.
20. Bathroom ceiling finish is coming off. Does not appear to have been painted. Ceiling shall be properly
maintained
21. Appears attic insulation has been fallen. Shall reinstall insulation.
22. In general, this house is dirty. Baseboards are not clean; walls are not clean. Windows and jambs are not clean,
doors are not clean.All surfaces shall be properly cleaned.
23. Kitchen countertop is unsanitary, missing grout and is not sealed. Either clean, then regrout and seal or replace
countertop.
24. Disposal in kitchen is not working.
25. Air filters are dirty.Replace them.
26. Back room,floor is delaminating, separating. Replace and repair.
27. Back room exterior walls and base appears to be wet and moldy.Need to hire a mitigation company to verify no
moisture or mold exists in this area.
28. Shelving on wall is not secure.
29. Install cover for TV cable.
30. replace all broken outlet covers.
31. Records do not show a permit was issued for the 2017 water heater. Several violations.
32. Records do not show a permit was issued for the furnace.
33. Install covers on outlet boxes in crawl space.
The above-mentioned items are considered General Maintenance items and must be repaired within (30) days of the date
of this notice.
If you desire to speak with me or the Chief Building Official, please contact us with in ten days of this notice. We are
willing to help you the owner or manager to understand our processes and the reasons behind the inspection results.
You are required to schedule an inspection when the work is completed to verify that all the work was performed.
Pursuant with City Code Chapter.l'section 15 and Chapter 5 article II division 3,Failure to comply with this notice of
violation is grounds for the City of Fort Collins to issue you a citation to appear in court and fines up to 3,000.00 dollars
per day from the date of the violation.
