This letter is to inform you that an inspection of this property was performed on 7/28/2021 the purpose of which was to verify compliance with the Structure and Premises Condition Code of the City of Fort Collins, (Rental Housing Code, 2006 International Property Maintenance Code,(IPMC))as adopted by the City. The inspection determined items that are not in compliance with the Rental Housing Code that need to be corrected: 1. Class 3 water loss has occurred in the referenced unit. This office requires a copy of the scope of work that was done for the class 3 water loss. To verify it was cleaned to the ANSI/IICRC S500 requirement. And the company performing the mitigation is certified in such losses. -2. You shall hire a licensed contractor to obtain a permit for any fire rated assembly work that is to be done in this unit or the unit directly below. 3. You shall hire a licensed plumbing contractor to scope the DWV to determine why this unit keeps experiencing this type of loss. If the scope cannot determine the reasons,then the contractor shall expose all DWV that connect to this unit to verify proper installation of DWV. 4. During the inspection there appeared to be Mold on the tenants' personal items that were on the floor in the closet. The mitigation contractor will properly mitigate the entire unit and a clean air report shall be required before any tenant uses this unit. Do to the type of water loss and mold found and the continued work to be done on this unit,you are required not to house any tenant, in this unit,until all work is completed and re-inspected. If you desire to speak with me or the Chief Building Official, please contact us with in ten days of this notice. We are willing to help you the owner or manager to understand our processes and the reasons behind the inspection results. You are required to schedule an inspection when the work is completed to verify that all the work was performed.
