Dear Nicole,
Records indicate you are the manager of the above referenced address.
This letter is to inform you that an inspection of this property was performed on 8/20/2021 the purpose of which
was to verify compliance with the Structure and Premises Condition Code of the City of Fort Collins, (Rental
Housing Code, 2006 International Property Maintenance Code, (IPMC)) as adopted by the City.
The inspection determined items that are not in compliance with the Rental Housing Code that need to be
corrected:
1. Several cracks and trip hazards in driveway and walkway. Driveway has settled approximately 2 inches
from garage floor. All walking surfaces shall be maintained.
2. All siding shall be maintained, and weather protected. Clean up glass from back yard.
3. Door jambs and threshold needs to be weather protected.
4. Add window well covers to window wells that are within 3 feet from back patio.
5. Shed in back yard is too close to both property lines and is extremely deteriorated. Either permit and
repair the shed or remove the shed completely.
6. GFCI all exterior outlets
7. Hot neutral reversed exterior back outlet.
8. Have licensed electrician repair all garage outlets and wiring to include grounding conductors.
9. Patch all drywall holes in common wall of garage properly.
10. Replace front door backset. Hard to turn doorknob.
11. Replace back door pane busted out.
12. Repair drywall damage to dining room wall.
13. Re wire garbage disposal properly.
14. Clean above cabinets and clean range hood.
15. Kitchen ceiling fan is extremely noisy.
16. There appears to be mold at the corners where the drywall meets the window frames. Drywall is soft to
the touch and shall be replaced in all windows. A certified contractor shall mitigate these areas.
17. GFCI all bathroom, disposal and laundry room outlets.
18. Door from house to garage shall be sealed. Shall add threshold and gaskets and be self-closing.
19. Bathroom doorjamb is broken. Shall repair or replace.

20. Bathroom cabinets. The finish has worn off, base inside is warped and add stopper for sink.
21. Bedroom door the veneer is coming off. Repair.
22. Hole house fan cover is bent down. Repair or replace vent cover.
23. Ballasts in basement lights are going out and flashing have electrician repair or replace.
24. Replace all electrical outlets that do not hold a two-prong plug.
25. Basement handrail shall have returns.
26. Our records do not indicate a permit was issued for the basement. If you have documentation that a
permit was issued, please submit to our office. If not, you shall hire a licensed contractor to obtain an
after the fact basement permit.
27. There appears to be mold in the basement mechanical room along the common wall to the bathroom.
You shall hire a certified contractor to mitigate the area. This office will require an air test after the
mitigation is complete.
28. At the time of inspection, I could not get into the basement bathroom due to the tenant's bed and other
items were in the way. Be sure to properly mitigate the bathroom if there is mold visible.
29. Our records do not indicate a permit was issued for the 2003 water heater. A licensed contractor shall
obtain an after the fact permit.
30. Our records do not indicate a permit was issued for the furnace. A licensed contractor shall obtain an
after the fact permit.
The above-mentioned items are considered General Maintenance items and must be repaired within (30) days of
the date of this notice.

We are willing to help you the owner or manager to understand our processes and the reasons behind the
inspection results.
You are required to schedule an inspection when the work is completed to verify that all the work was
performed.
Pursuant with City Code Chapter 1 section 15 and Chapter 5 article 11 division 3, Failure to comply with this
notice of violation is grounds for the City of Fort Collins to issue you a citation to appear in court and fines up
to 3,000.00 dollars per day from the date of the violation.
