Prospect Rd. Fort Collins, CO 80526 RE: 1705 Heatheridge Rd. unit H2O5, Fort Collins, Co 80526 Parcel Number: 9722123011 Dear Erin, Records indicate you are the manager of the above referenced address. This letter is to inform you that an inspection of this property was performed on 8/10/2021 the purpose of which was to verify compliance with the Structure and Premises Condition Code of the City of Fort Collins, (Rental Housing Code, 2006 International Property Maintenance Code, (IPMC)) as adopted by the City. The inspection determined items that are not in compliance with the Rental Housing Code that need to be corrected: 1. The approach to the unit has tripping hazards at the sidewalk and landing. bracket for railing is disconnected from concrete. The concrete and railing shall be maintained. 2. Hire a pest control company to remove hornets on this unit's landing. behind siding. 3. Weather protect all stair landings, hand rails and stair stringers. 4. Records do not indicate a permit was issued for the water heater. You shall hire a licensed plumber to obtain an after the fact permit.Note: cannot use two appliance connectors for water heater. 5. Records do not indicate a permit was issued for the furnace. You shall hire a licensed contractor to obtain an after the fact permit. Note: code requires 30 inches of clearance Infront of furnace. Gas pipe shall be rerouted. 6. Furnace ducting appears to be extremely dirty. Shall hire a duct cleaning company to clean ducts. 7. Add smoke detector in bedroom. Replace smoke detectors over 10 years old. 8. Appears to be water damage on ceiling of mechanical room.Need to verify where water is coming from and repair. 9. Replace all outlets that do not firmly hold a two-prong outlet. 10. GFCI protect all kitchen outlets and bathroom outlets. 11. Add C/O detector within 15 feet of bedroom. 12. Have contractor verify A/C.unit works properly. All mechanical appliances shall be maintained. We are willing to help you the owner or manager to understand our processes and the reasons behind the inspection results. You are required to schedule an inspection when the work is completed to verify that all the work was performed. Pursuant with City Code Chapter 1 section 15 and Chapter 5 article 11 division 3, Failure to comply with this notice of violation is grounds for the City of Fort Collins to issue you a citation to appear in court and fines up to 3,000.00 dollars per day from the date of the violation.
