Dear Owner,
The Larimer County assessor's office lists you as the owner of the above referenced address.
This letter is to inform you that we have received a complaint about a basement Finish, seen on a recent
listing, without obtaining a permit and inspections at the above-mentioned address. Our records do not
indicate a permit was issued for a basement finish. Additionally, a second kitchen was installed in the
basement. These items are a violation of the 2018 International Residential Code (IRC) as adopted by the
City of Fort Collins.
2018 IRC Sections:
R105.1 Required. Any owner or owner's authorized agent who intends to construct, enlarge, alter, repair,
move, demolish or change the occupancy of a building or structure, or to erect, install, enlarge, alter,
repair, remove, convert or replace any electrical, gas, mechanical or plumbing system, the installation of
which is regulated by this code, or to cause any such work to be performed, shall first make application to
the building official and obtain the required permit.
This notice allows you 30 days from the date of this letter to obtain a building permit for the basement
finish. Please notify me within 30 days of the date of this letter to verify that the above items have been
corrected. We sent you a Notice of Violation on May 20 2021 and June 25 2021 this is our Final Notice

Pursuant with City Code Chapter 1 section 15 and Chapter 5 article II division 3, Failure to comply with
this notice of violation is grounds for the City of Fort Collins to issue you a citation to appear in court and
fines up to 3,000.00 dollars per day from the date of the violation.
