Collins, Colorado Advanced Engineering, LLC Project Number 4004-01-01A Dear Mr. Miranda: We have visually observed portions of the above referenced residence on July 21, 2021. The purpose for this observation was to evaluate structural damage related to the impact of a motor vehicle which recently occurred. We observed portions of the interior and exterior of the garage, including portions of the exposed framing and foundation. The following is our observations, opinions and recommendations. The vehicle impacted the northeast corner of the garage. The foundation did not appear to be significantly damaged. Several wall studs were dislodged,and the exterior sheathing and siding was damaged or destroyed. The damaged area of the wall extends four feet south of the corner and two feet west of the corner to the overhead door. In this area the typical wall studs were damaged, as well as the trim and king studs adjacent to the door. The door header and roof framing did not appear to be damaged. Two holdown straps embedded in the foundation at the north face of the wall and several anchor bolts were cut off. It is our opinion the damaged wall framing and finish materials should be re-constructed to match original conditions as best possible. Prior to the repairs the roof framing should be sufficiently shored up. On the exterior the siding and wall sheathing should be removed as needed to repair the wall framing. Once the sheathing is removed the damaged wall framing can be replaced with standard 2x4 framing with studs at 16" on-center. The header at the overhead door should be supported with two trim studs and two king studs. The bottom sill plate should be treated for contact with concrete. The new portion of the east wall should be attached to the foundation with a ''/2" diameter anchor bolt at each end,epoxied 4" into the foundation. The north wall should be attached to the foundation with a Simpson HTT5 holdown at each end,anchored to the foundation with a%" diameter anchor bolt epoxied 5" into the foundation(see the sketch below). After repairing the wall framing,new 7/16"Rated OSB wall sheathing should be installed on the exterior,and on the interior of the north wall. The sheathing should be attached to the wall framing with 8d common nails at 3" on-center edge spacing and 12" on-center field spacing, with blocked edges. The engineer's opinions of the described portions of the building are based solely upon information obtained from readily visible elements (i.e., elements which do not require the removal of debris;sheathing,cladding,insulation,or covering of any kind) unless specifically noted. Our review was limited to the items described in this letter, and is not intended to cover other structural,mechanical,electrical,environmental,mold,site grading,moisture protection or architectural features of the building. Any discrepancies or structural deficiencies revealed during construction of the repairs should be brought to the attention of the engineer. Our office has not performed any engineering analysis of the existing framing or foundation elements of the structure.
