This letter is to inform you that we have received a co mp laint about an additio n/st ru ct ure bui lt on the front of the garage at the above stated address . After an investigation, it was found that the add ition was built without a building permit and is a violation of the 2018 International Residential Code (IRC) as adopted by the City of Fort Collins. 2018 IRC Sections: R105.1 Required. Any owner or owner's authorized agent who intends to construct, en la rge, a lter, repa i r, move, demolish or ch ange the occupancy of a building or structure, or t o erect, instal l, enlarge, alter, repa ir, remove, convert or replace any electrical, gas, mechanical o r p l umbing system, the installation of which is regulated by this code, or to cause any such work to be performed, sha ll first make applica t ion to the building official and obtain the req uired permit. RlOS .2 Work exempt from permit. Exemption from permit requirements of th is code shall not be deemed to grant authorization for any work to be done in any manner in violation of the provis ions of this code or any other laws or ordinances of th is jurisdiction. Perm its shall not be req uired for the follow ing: Building: 1. One-story detached accessory structures for lawn an d garden equipment storage, tool sto ra ge and similar uses, including arbors, pergolas, and simi lar structures, provided the fl oor area does not exceed 120 square feet or 8 feet in he igh t, do not house flammable liquids i n quantities exceeding 10 gal lo ns per building and are located at least 3 feet from an adj oining p ro perty l ine . The garage addition/structure may or may not be attac hed to the existing structure. The new addition/structure is over 120 square feet and 8 feet in height and requires a bui ldin g perm it. There is also a structure in the back yard that appears to be over 8 feet i n height. This notice allows you 30 days from the date of this letter to obtain a building permit for the new structures or to remove the structure in its entirety. Please notify me within 30 days of the date of this letter to verify that th e above items have been co rre cted . Failure to comply with this notice of violation is grounds for the City of Fort Coll ins to issue you a citation to appear in court and fi nes up to 3,000.00 dollars per day from th e date of the violat ion.
