Taft Hill Rd. Fort Collins, Co 80521 Parcel Number: 9716100024 Dear Israel, Records indicate you are the owner of the above referenced address. This letter is to inform you that an inspection of this property was performed on 5/3/2021 the purpose of which was to verify compliance with the Structure and Premises Condition Code of the City of Fort Collins, (Rental Housing Code, 2006 International Property Maintenance Code, (IPMC)) as adopted by the City. The inspection determined items that are not in compliance with the Rental Housing Code that need to be corrected: l. Driveway is in disrepair. All walking surfaces (driveway and back patio) shall be maintained from spalling and tripping hazards. 2. G F CI exterior outlets 3. All kitchen outlets are not working but the breakers have not tripped. All outlets shall be maintained in good working order. All Kitchen, and bathroom and laundry room outlets shall be GF C I protected. 4. There is no outlet in the ½ bath. You shall have an electrician obtain a permit to add an outlet in ½ bath. 5. All windows and sliding doors shall have screens installed and be in good condition with no holes or gaps. 6. Refrigerator outlet does not work. T enants are using an extension cord to power the refrigerator from another room. An electrician shall restore power to refrigerator. 7 . You shall maintain 30 inches of clearance Infront of wate r heater. 8. T here is no record of a permit being issued for the new water heater. A licensed plumber shall obtain a permit. 9. Dishwashe r is not working. All appliances installed in a rental shall work properly. Di s hwasher shall be re paired or replaced. 10. A smoke detector shall be installed in the hallway 11. Main bathroom sink drain is not draining and is disconnected . After talking with the tenants all plumbing drains get clogged and they are the ones fixing the drains . After in s pecting the crawl space, the reason is clear. Most of the plumbing has been replaced. No permit is on file. There are only two straps per section which is causing a belly in each section. There is a large hump in the main body of the drain waist vent which appears to be causing the backups. This plumbing shall be repaired and permitted by a licensed contractor. 54 ! ,; I nl\ I lill l\(L 12. All breakers in front North East bedroom have been painted. Cannot paint breakers per manufacturer's warranty. You shall replace all breakers. 13. You shall identify all breakers. 14. North East bedroom window does not meet egress requirements and the mechanism that opens window does not work. Egress windows shall have a clear opening of 720 square inches. Back bedroom window is broken. 15. Garage has been converted into living space. Two bedrooms, hall, and bathroom. There are no permits on record for this conversion. All finished portion of this conversion shall be permitted. A licensed contractor shall obtain the proper permits. Both bedrooms, hallway and bathroom shall be brought up to today's codes. 16. Step from hallway to bedroom over 8 inches. 17. Back bedroom door does not fit properly 18. Shed was not permitted. Over in height, too close to property line without being fire rated and electrical has been run. This shall be permitted. 19. Roof is still in disrepair from last letter titled Property Maintenance inspection, that was sent to you on 5/27/2020. You shall hire a contractor to properly repair roof. Please see 2 nd attachment. 20. Appears to be an open vent in crawl space. Not attached to exterior. 21. Have an electrician verify water line is bonded. 22. Secondary drain from furnace cannot drain into crawl space. Need to run pipe to exterior or alternate means of approval. 23. Open air return into crawl space. Crawl space is not conditioned and can polute the air in the house. This shall be removed or reconnected to heating or return ducts. 24. All electrical boxes shall have non damaged covers on them. Dining room and shed. Due to the magnitude of the electrical and plumbing issues listed, are not corrected by the time the tenants leave. This department shall have the electrical meter and water meter disconnected. All remainder items mentioned are considered General Maintenance items and must be repaired within (30) days of the date of this notice. If you desire to speak with me or the Chief Building Official, please contact us with in ten days of this notice. We are willing to help you the owner or manager to understand our processes and the reasons behind the inspection results. You are required to schedule an inspection when the work is completed to verify that all the work was performed.
