The Larimer County Assessor's office lists you as the owner of the above referenced address.
This letter is to inform you that we received a complaint that there has been a second kitchen installed
in the basement.
Our records indicate that this is a single-family home. We do not have a Certificate of Occupancy on file
for this property as it being a legal, conforming duplex. This property is ocated in the RL (residential Low
Density) zone district. This zone district does not currently, nor has it ever permitted two-family, also
known as a duplex, dwellings. The City of Fort Collins Land Use Code defines a dwelling unit as having a
single kitchen.
You are hereby ordered to remove the separate cooking facilities from the basement to convert it back
to a single-family residence. Any electrical or gas line that serves the cooking equipment will also need
to be removed.
The above-mentioned items shall be corrected within 30 days of the date of this letter. Please notify me
to verify that the above items have been corrected. We sent you a Notice of Violation on May 20, 2021,
this is your second Notice of Violation .
Pursuant with City Code Chapter 1 section 15 and Chapter 5 article II division 3, Failure to comply with
this notice of violation is grounds for the City of Fort Collins to issue you a citation to appear in court and
fines up to 3,000 .00 dollars per day from the date of the violation.
