The above-mentioned items are considered General Maintenance items and must be repaired within (30) days of
the date of this notice.
18. Drain for laundry washing machine is incorrect. There is no "P" trap or vent installed. This is allowing
sewer gas to come into unit
19. Black mold is present behind laundry wall. Tenant had tests done to confirm mold. This shall be
mitigated by a certified contractor and a clean air report completed.
These items make the dwelling units uninhabitable. Until the drain waist vent is properly installed by a licensed
plumber and until a clean air report for the dwelling is completed, and sent to this office, you the manger,
management company shall lodge the tenants., at a different location. Per the Residential Warranty of
Habitability.
Permits may be required.

We are willing to help you the owner or manager to understand our processes and the reasons behind the
inspection results.
You are required to schedule an inspection when the work is completed to verify that all the work was
performed. Failure to comply with this request may result in a citation being issued
