This letter is t o inform you that we rece ived a complaint that a shed was built at the above -me ntioned
add r ess without obtain ing a perm it or inspections. Our records do not ind icate that a permit was ever
iss ued for the shed and is in violation of the 20 18 International Res identia l Co de (IRC) as adopted by the
City of Fort Co ll ins.
2018 IRC Sections:
RlOS .1 Required . Any owner or owner's authorized agent who intends to co nstruct, enlarge, alter, repair,
move, de m ol ish or cha nge the occupancy of a building or structure, or to erect, instal l, en large, alter,
repa ir, remove, convert or replace any electr ical, gas, mechanical or pl umbing system, t he inst al lation of
which is regulated by this code , or to cause any suc h work t o be performed, shall fi rst make application to
t h e building official and obta in the r equired permit.
R105 .2 Work exempt from permit. Exempti on from permit requ irements of t his code sha l l not b e deem ed
to g rant authorization for any work t o be done in any manner in violation of the provisions of t his code or
an y other laws o r ordinances o f this jurisdiction. Pe rm its shall not be required for t h e fol lowing:
Building:
1. One -s tory detached accesso ry st r u ctures for lawn and garden equipment stor age, t ool st orage
and similar uses, incl udi ng arbors, pergolas , and simi lar structures, provided the floor area does
not exceed 120 square feet o r 8 feet i n he ight, do not house fla mmable liq uids in quantit ies
exceeding 10 gallons pe r bu i lding and are located at least 3 feet from an adjoin ing property line.
The shed is over 8' f eet tall and may be ove r 120 square fee t and as such, requires a build i ng pe rm it.
This notice al lows you 30 days from the date of t hi s letter to o bta in a bui lding pe rmit for t he new
structure or to remove the structure i n its entirety. Please notify me w ith i n 30 days of t he da te of this
letter t o verify t hat the above items have been correct e d.
Fa ilure to co m ply with t his notice of violation is grounds for th e City of Fort Collins t o issue you a citatio n
to appea r in court and fines up to 3,000.00 dollars per d ay from the date of t he vio lation .
