F ort Collins, Co 80521 Parcel Number: 9716220007 Dear Brian, Records indicate y o u are the owner of the above referenced addres s. This letter is to inform you that an in s pection of this property was performed on 3/19/2021 the purpose of which was to verify compliance with the Structure and Premises Condition Code of the C ity of F ort Collins , (Renta l Hou s ing C ode, 2006 lnte rnational Property Maintenance Code, (IPMC)) as adopted by the C ity . T he inspection determin e d items that are not in compliance with th e Re ntal Hous in g Code b a t ne ed to be corrected: I. T here are tripping hazar ds in the approa ch to the house at sidewalk, front porch and dri vew ay . Needs to be repaired or replaced. Section of front porch has settled. 2. N e ed to install graspable handrail to basement stairs on exte rior with returns . 3. R e pair hearth on fireplace. Brick pieces have come off. 4. N eed documentation of when the fi replace was la st inspected. 5 . Ceiling fan above sta irs is not working. 6. Plumbing under kitche n sink s lope d the wrong way. 7. Need l inch air G ap for dishwas her drain 8. GFCI prote ct all kitchen outlets, ga rage outlets and exte rior outlets. 9. Romex s h a ll be protected under s ink. 10. Secure strain relief on di s posal. 11. Bedroom fan not working. 12. Need smoke detectors in a ll bedroom s. 13. Need window well g rate ov e r window well. T oo close to walking s urface . 14. Need furnace in stallati o n in structions to verify venting is correct. 15. T rip hazard with conduit setting on back doorstep. 16 . This department has no record of a permit being issue d for the basement. A licensed c:mtracto r shall obtain the proper permits and bring the baseme nt up to today's codes. 17 . This house has been turned into a t ripl e x an illegal dwelling with 3 separate dwelling units and the CO (Certificate of Occupancy) currently states that it is an R3-B2 . You shall re-s ubmit for an occupancy change to an R3 "l dwelling" since there is no bus iness in this house. The above-mentioned items are considered General Maintenance items and must be repaired within (30) days of the date of this notice. The North Forty Subdivision, First Filing, was approved by the City on June 7, 1977. This includes lot 7 , North Forty, 1st filing FTC which was and still is addressed as 700 Rocky Rd. At the time of the approval the subdivision and specifically lot 7 is located in the Residential Low Density (R-L) zoning district. The property and subdivision have continued and remains in the R-L zoning district. The R-L zone district has never permitted two-family or duplex dwellings unless they were considered legal- nonconforming. The property at 700 Rocky Rd. is legal conforming as a single-family house and has never been legal nonconforming. Therefore, the only residential permitted use here is a single-family dwelling ever since the establishment of the subdivision. Two-family or duplex dwellings have never been permitted in the subdivision. The basement portion of this violation will be subject to the timeline of the permit and not this violation. You are required to schedule an inspection when the work is completed to verify that all the work was performed.
