Dear Owner,
Records indicate you are the owner of the above referenced address.
This letter is to inform you that an inspection of this property was performed on 3/19/2021 the purpose of which
was to verify compliance with the Structure and Premises Condition Code of the City of Fort Collin s, (Renta l
Housing Code, 2006 International Property Maintenance Code, (TPMC)) as adopted by the City.
The inspection determined items that are not in compliance with the Rental Housing Code that need to be
corrected:
1. Replace or repair all broken or settled concrete sidewalks in-between units and on west side that are
creating a tripping hazard.
2. Downspouts drain on s idewalk are causing ice buildup during the winter season. This is a hazardous
condition.
3. Air seal back door (Weather strip)
4. GFCI protect kitchen and bathroom outlets
5. Need to add venting for main floor bathroom
6. Repair or replace basement doorknob
7. Replace all smoke detectors that are over ten years old
8. Repair leak above main floor ceiling.
9. Add smoke detectors in bedrooms in basement.
10. C/O detectors out of date.
11. Fix a ll door latches
12. Need 30 inches of clearance in front of furnace.
13. Handrails shall have returns at each end.
14 . Basement stairs have no guard rails on open side.
15. Records do not indicate a basement permit was issued for the basement finish. You shall hire licensed
contractors to obtain proper permits and bring up to, todays codes.
I 6. Egress windows in basement bedrooms do not meet 720 square. inch requirements, for egress .
17. Need to clean duct system due to the amount of dust and dirt coming from vents
18. Repair all drywall damage to ceilings on main floor and basement.
19. Have no records of the two water heaters being permitted. You shall obtain permits

20. Appears to be water leaking into the basement. Brick wall is wet and paint is pealing off brick and what
appears to be mold and mushrooms on brick. This is in the laundry and basement bathroom. Need to
mitigate
21. Need proper guard rails and handrails on north side staircase of 615 Remington. This will need a
permit.
The above-mentioned items are considered General Maintenance items and must be repaired within (30) days of
the date of this notice.
If you the owner, have any documentation that show permits for the basement, water heaters and the egress
windows were issued, please submit those documents to this office.
If you desire to speak with me or the Chief Building Official, please contact us with in ten days of this notice.
We are willing to help you the owner or manager to understand our processes and the reasons behind the
inspection results.
You are required to schedule an inspection when the work is completed to verify that all the work was
performed. Failure to comply with this request may result in a citation being issued
