T his letter is to inform you that an inspection of this property was performed on 5/13/202 1 the purpose of w hi ch was to verify compliance with the Structure and Premises Condition Code of the City of Fort Collins, (Rental Housing Code, 2006 International Property Maintenance Code, (IPMC)) as adopted by the C ity. The inspection determined items that are not in compli ance with the Rental Housing Code that need to be corrected: 1. Repair walkway leading up to unit. Trip hazards spau ling and cracking concrete. 2. Weather protect front steps and porch 3. Make a ll w ind ows operable need screens for each openable window. 4. Repair kitchen cabinet. Coming off wall 5. GFCI kitchen outlets, laundry outlets, mechanical room/ water heater room outlet. and exterior outlets 6. Repair water damaged ceili ngs. Verify no leaks and no mold are present. 7. Electrica l sub panel that is installed on back of unit is not rated for exterior use. Either e ncl o se back porch w ith windows or replace electrical panel that is approved for exterior install. Re label pane l. 8. Back porch is sett ling. And appears to be detached . Floor is over sloped. Need to repair. 9. In stall window well grates that are on walking surface. For basement windows. 10. Records do not indicate a permit was issued for the finished basement. You s hall hire a licensed contractor to obta in permits. 11. Basement egress windows do not meet egres s requirements . 12. Basement stairs have no guard rail s . 13. Handrails shall return to wal l. 14. Was hing machine pan is full of w a ter. Shall either replace or hire an appliance contractor. 15. No permit for water heater that is installed. Shall hire a li censed plumber to obtain one. 16. P lumbing from main floor "P" trap is an "S" trap plumber shall repair. 17. Shall have a licensed mechanical contractor add combusti o n air for mechanical room. 18. Mechanical room shall have a fully sealed door with a thresho ld and be self-c losi n g , since access is through the bathroom. 19. Replace s ewage injection pit. 20. No smoke detectors in bedrooms. 21. Need privacy locks on all bedroom doors 22. Have a licensed electrician put open ended conductors in a junction box. 23. Repair drywall bathroom ceiling. Verify no mold. 24. Need an engineer letter for basement joist being notched out for plumbing drain. And repaired. 25. Appears to be mold on basement wall in mechanical room. Shall hire a certified contractor to properly mitigate. The above-mentioned items are considered General Maintenance items and must be repaired within (30) days of the date of this notice. If you desire to speak with me or the Chief Building Official, please contact us with in ten days of this notice. We are willing to help you the owner or manager to understand our processes and the reasons behind the inspection results. You are required to schedule an inspection when the work is completed to verify that all the work was performed.
