This let ter is to inform you that we received a co mplaint about the condition of the roof. After performing an investigation, it has been determined that the roof is in violation of the 2006 International Property Mai ntenance Code (IPM C) as adopt ed by the City of Fort Collins. 2006 IPM C: Section: 304 Exterior Stru cture 304.7 Roof s and dra in age. The r oof and flashing shall be sound, tight and not have defects that admit rain. Roof drainage shall be adequate to prevent dampness or deterior ation in the wa lls or interior p o rtion of the structure. Roof dra ins, gutt ers and downspouts shall be maintained in sound condition and free from obstructions. Roof water shall not be d ischarged in a manner that creates a public nuisance. The roof of the garage behind the ·house is damaged and in disrepair. This notice al lows you 30 days from the date of this letter to repai r the garage roof and obtain any necessary permits for the work performed. Please notify me within 30 days of th e date of this letter to verify that the above items have been cor rect ed. Failu r e to comply w ith this notice of violation is grounds for t he City of Fort Collins to issue you a citation to appear in court and fines up to 3,000.00 dollars per day from t he date of the violation.
