The Larimer County assesso r's office lists you as the owner of th e above referenced address.
Th is letter is to inform you that we received a complaint t ha t a structure was built at the above-
mentioned address without obtain ing a permit or i ns pections. Our records do not i nd icate that a permit
was eve r issued. The structu r e w hi ch i s currently being used to store a car is in violation of the 2018
Internationa l Residentia l Code (IRC} as adopted by the City of Fort Collins .
2018 IRC Sections :
R105.1 Required . Any owner or owner's authorized agent who intends to construct, enlarge, alte r, r epair,
move, demol ish or change the occupancy of a building or structure, or to erect, i nstall, en large, alter,
repa i r, remove, convert or rep lace any electrica l, gas, mechanical or plumb in g system, the insta llation of
which is regulate::J by th is code, or to cause any such wor k to be performed, shall first make application to
the bu ilding official and obtain the required perm it.
R105.2 Work exempt from permit. Exemption from permit r equirements of t h is code sha ll not be deemed
to grant authorization for any work to be done in any manner in v iola t ion of the provisions of this code or
any other laws or ordina nces of this jurisdiction. Permits sha l l not be requ ired for the following:
Building:
1 . One-stor/, detached, accessory structures for lawn and garden equ ipment st orage, tool st orage
and sim lar uses, includi ng arbors, pergo las, and similar struc t ures, prov ided t he floor area does
not exceed 120 square feet or 8 feet i n he ight, do not house flammab le liquids in quantities
exceed ing 10 gallons per bu ilding and are located at least 3 feet from an adjoin ing property line.
The struct ure is over 8 feet in he ight, may be over 120 square f eet and as such, req uires a bui ld ing
permit. Keep in rr,ind that if the str uctu re meets the requ i remen t s to not need a pe r mit, the structure can
be 3' from the property li ne. Howeve r, if it needs to be permitted, the structu r e w il l need to be a
minimum of 5' from the property line.
This notice allows you 30 days from the date of this letter to obta i n a build ing perm it fo r th e new fe nce,
lower it to 6' or under or to r emove it in its entirety. Please notify me w ithin 30 days of the da t e of th is
letter to verify that the above items have been corrected.
