This letter is to inform you that a n insp ecti o n of thi s property was performed on 4/6/202 1 the purpose of which was to verify compliance with the Structure and Premises C ondition Code of the City of Fort Collins, (Rental Housing Code, 2006 Internat ional Property Maintenance Code, (IPMC)) as adopted by the City. The inspection d etermin e d item s that are not in compliance with the Rental Housing Code that need to be corrected: 1. All e xterio r stairs or steps with 4 or more risers s ha ll have a graspable handrail with return s. 2. All stair g ua rd rail s sha ll have balusters with no more than 4 inches of spacin g if the top of th e stair treads are over 30 inch es to grade. 3. T he stairs appear t o have been repaired or rebuilt. The re a re no record s o f a permit being issued. You s ha ll hire a contractor to obtain t he prope r permits. 4 . T here are seyeral tripping hazard s around the building in the conc rete s id e w a lks. T hese s hall be repaired. 5. GFC I kitchen o utl e t s 6 . Label sub panel 7. Install smoke de tector in bedroom 8. Screens s hall be easil y removed. Cannot secure them by screws . The above-mentioned it em s are cons idered General Maintenance ite m s a nd must be repa ired within (30) days of the date of this notice. 9. Appears to have been water leaks in the past fr o m the s eco nd floor. The drywall in the ha ll w ay has bee n removed a nd has exposed the mold on the back s ide of the opposite wall. You shall hire a certified contractor to mitigate the mold. If the leak is due to a class 3 water loss (black water o r sewage) you shall hire a contractor w ho is ce1tified in miti gating the c lass 3 loss A s soon as possibl e. Will need to send this office documentation of when the water losses occurred.
