Oak St. Fort Collins, Co 80521 Parcel Number: 9711411016 Dear Manager, Records indicate you are the manager of the above referenced address. This letter is to inform you that an inspection of this property was performed on 6/17/2021 the purpose of which was to verify compli ance with the Structure and Premises Condition Code of the City of Fort Collins, (Rental Housing Code, 2006 International Property Maintenance Code, (IPMC)) as adopted by the City. The inspection determined items that are not in compliance with the Rental Housing Code that need to be corrected: 1. The brick walkway is uneven and deteriorating causing tripping hazards. You shall repair and make level or replace walkway. 2 . Front porch columns have settled into framing members of front porch. You shall have a professional engineer inspect column supports and engineer a repair. 3. All exterior siding, trim, windows and doors shall be weather protected. Several areas where paint is coming off and siding is loose. 4. Front porch decking appears to be in some spots rotting and soft. Need to repair 5. Secure strap under electrical meter at conduit. Has come detached. 6. Remove all debris from roof valley's 7. GFCI all kitchen outlets. If a non-grounded system you shall install stickers on all GFC I 's that state, this is a non-grounded system. 8. The conductor that is ran to the disposal shall be protected and is missing the strain relief and GFCI protected, 9. Add smoke detector in main floor bedroom . 10. All bedrooms , and bathrooms shall have privacy locks installed. 11. The hinge for the main floor bedroom door is coming off the jamb. Shall repair for door to close properly. 12. Install handrail to basement cellar. 13. Seal penetrations in basement cellar exterior walls. 14. Appears that a portion of a concrete wall has been removed. There is a point load just above that area. You shall have a licensed engineer verify the point load is on stable ground. 15. Shall have a licensed electrician bond the water line. I 6. Spring hinge for garage service door is too lite. Shall shut on its own. I 7. Need permanent step into garage and step shall not exceed 7 3/4 inches in height. I 8. Shall have a licensed electrician re-label the sub panel permanently. I 9. Label garage panel 20. Handrails to second floor shall be continuous and have returns. 21. Level floor at top of stairs on second floor. 22. Hot tub shall be wired correctly. Motor on hot tub shall be bonded strain relief shall be installed and shall be GFCI protected. 23. Install access panel for jetted tub. 24. Bathroom floor shall be refinished. 25. Replace broken windowpane by stair storage. 26. Seal attic access panel. 27. Shall seal exterior wall under stairs 28. Shall install deadbolts on exterior doors. 29. Repair kitchen cabinets. Drawer boxes falling apaii. The above-mentioned items are considered General Maintenance items and must be repaired within (30) days of the date of this notice. We are willing to help you the owner or manager to understand our processes and the reasons behind the inspection results. You are required to schedule an inspection when the work is completed to verify that all the work was performed.
