The Larimer County assessor's office lists you as the owner of the above referenced address.
This letter is to inform you that we have received a complaint about a basement being
finished/remodeled without a permit at the above-mentioned address. Our system indicates t hat there
are no permits issued for the work being performed and could be a violation of the 2018 International
Residential Code (1RC) as adopted by the City of Fort Collins.
2018 IRC Sections:
R10S.1 Required. Any owner or owner's authorized agent who intends to construct, enlarge, alter, repa i r,
move, demolish or change the occupancy of a building or structure, or to erect, ins t al l, enlarge, alter,
repair, remove, convert or replace any electrical, gas, mechanical or plumb ing system, t he installation of
which is regulated by this code, or to cause any such work to be performed, shall first make appl icat ion to
the building official and obtain the required permit.
This notice allows you 30 days from the date of this letter to obtain a building permit for the basement
remodel. Please notify me within 30 days of the date of this letter to verify that t he above items have
been corrected. If the work being performed does not require a permit , please let me know.
Failure to comp ly with this notice of violation is grounds for the City of Fort Collins to issue you a citation
to appear in court and fines up to 3,000.00 dollars per day from the date of the violation.
