Dear Kelly,
Records indicate you are the manager of the above referenced address.
This letter is to inform you that an inspection of this property was performed on 6/17/2021 the purpose of which
was to verify compliance with the Structure and Premises Condition Code of the City of Fort Collins, (Rental
Housing Code, 2006 International Property Maintenance Code, (IPMC)) as adopted by the City.
The inspection determined items that are not in compliance with the Rental Housing Code that need to be
corrected:
I. Need to repa:r front sidewalk. Has several cracks and has sunk. This is causing a trip hazard.
2. GFCI protect all kitchen outlets and any outlets with in 6 feet of sink.
3. Install smoke detectors in each bedroom.
4. All windows shall have screens.
5 . Fire stop all penetrations in common walls.
6. Water damage has occurred in this unit on a couple of occasions. The last was few weeks ago.
Mitigation has started. The handyman mitigating the area is not certified for mold mitigation. I am
requiring that a clean air test be done from a licensed environmental hygienist to certify the air in this
apartment is clean and that no toxic mold exists, before the tenants are allowed back in. You shal I send
me a copy of the clean air report as soon as you receive it.
7 . The water heater was detached and rest back into place. You shall hire a licensed contractor to obtain
the proper permits for resetting the water heater. No unlicensed handy man shall disconnect or
reconnect a water heater per the State Codes (DORA) and per the Fort Collins adopted building codes.
The above-mentioned items are considered General Maintenance items and must be repaired within (30) days of
the date of this notice.

We are willing to help you the owner or manager to understand our processes and the reasons behind the
inspection results.
You are required to schedule an inspection when the work is completed to verify that all the work was
performed. Failure to comply with this request may result in a citation being issued
