Dear Manager,
Records indicate you are the manager of the above referenced address.
This letter is to inform you that a remote video inspection of this property was performed on 3/23/2021 the
purpose of which was to verify compliance with the Structure and Premises Condition Code of the City of Fort
Collins, (Rental Housing Code, 2006 International Property Maintenance Code, (IPMC)) as adopted by the
City.
The inspection determined items that are not in compliance with the Renta l Hous ing Code that need to be
corrected:
1. Records do not indicate a water heater permit was issue d back in 2017. You shall have a licensed
contractor obtain a water heater permit.
2. Furnace flue is horizontal. Needs slope.
3 . Have a professional contractor clean the duct system. Air returns full of dust.
4. You shall verify with photos that the crawl space is in good condition .
5. Add GFCI outlet left of sink
6 . Need 1 inch air gap at the di shwasher drain.
7. All windows shall have screens. Without holes or tears.
8. Add smoke detectors in each bedroom and level.
9. Add continuous handrail on s tairs with returns.
10. Carbon monoxide detectors do not work
11. Need stopper for bathroom sink.
12 . Add privacy locks on all bedrooms
The above-mentioned items are considered General Maintenance items and must be repaired within (30) days of
the date of this notice.
13. Mold on bathroom ceiling and walls . This shall be mitigated by a certified mold mitigation company.
Per the C olorado State Residential Warranty of H abitability. All records of the mitigation shall be sent
to this office

The above-mentioned item is considered uninhabitable and shall be mitigated with in 96 hours. This office
called you the manager on March 23 rd at 3:52 PM and notified you of this condition. This office has not heard
from you on this matter. You shall contact this office and set up a time for an inspection. If the unit is
unoccupied you shall not rent it out until a re-inspection has been completed. If it is re-rented to another
individual, you could face fines and a citation will be issued.
If you desire to speak with me or the Chief Building Official, please contact us with in ten days of this notice.
We are willing to help you the owner or manager to understand our processes and the reasons behind the
inspection results.
You are required to schedule an inspection when the work is completed to verify that all the work was
performed.
