This letter is t o inform you that we rece ived a compl ain t about the condition of the roof. After performing
an investigat ion, it has be en deter m ined that the roof is in vi o lation of t he 200 6 Internationa l Prope rty
M aintenance Code (IPMC) as adopted by the City of Fort Co llins.
2006 IPMC:
Section : 304 Exterior Structure
304 .7 Roofs and drainage. The roof and flas hing shal l be sou nd, t ight and not have defects that admit
rain . Roof drai nage sh all be ad eq u ate to prevent dampness or de t eriorat io n in the walls or interior
po rtion of the structure. Roof dra ins, gutters and downspouts shall be ma intained in sound conditi on and
free from obstructions. Roof water sha ll not be discharged in a man ner that c reates a publ ic n uisa nce.
The roof is in disrepair, numerous sh ing les are broken or missing completed and is in need of repair.
The City sent you a Notice of Violation on June 11, 2021 . This is you r second Notice of Violat ion. This
notice al lo ws you 30 da ys from the date of this let t er to repair t he roof and obtain any necess ary perm its
for the wo r k perfo r me d. Please not ify m e within 30 days of t he date of th is letter to verify t hat the above
ite ms have been corrected.
Fa ilu re to comply w ith t hi s notice of violation is grounds for the City of Fo rt Colli ns to issue you a citation
to ap pear in court and fines up to 3,000.00 dol lars per day from the d ate of the v iolation.
