This letter is to inform you that we received a complaint about the condition of the roof. After performing
an i nvestigation it has been determ ined that the roof is in vio lation of the 2006 In t ernationa l Pr ope rty
Maintenance Code (IPMC) as adopted by the City of Fort Coll ins.
2006 IPMC :
Section: 304 Exterior Stru cture
3 04.7 Roofs and drainage. The roof and flas hi ng sha ll be sound, tight and no t have defects that adm it
ra in. Roof drainage shall be adequate to prevent dampness or deter ioration in the wa lls or interior
portion of the str ucture. Roof drains, gutters and downspo uts shal l be maintained i n so und cond ition and
free from obstructions. Ro of water shall not be discharged in a man ner t hat creates a public nu isance.
The roof is in disrepa i r, numerous shingles are broken or missing comp leted an d is iri need of repair.
Th is notice al lows you 30 days from the date of t his lett er to repa ir the roof and obtain any necess ary
pe r mits for t he work pe rfo r med. Please notify me w ithin 30 days of the date of this letter to verify that
the above items have been co r rected.
Fail ure to comp ly with this notice of vio latio n is grounds for the City of Fort Col lins to issue you a cita tion
to appear in court and fi nes up to 3,000.00 dol lars per day from t he date of t he violation.
