Fort Collins Building Department,
This letter is intended to act as the Architect approval (and conditional approval) of failed
items listed from framing inspection, from Damien Wilson (5/24/2021 2 :48 PM) which
states:
"-Stairs not built to plan, need approval for stairs and attachment at top and bottom as well -
Add Hangers at landing joists -Structural walls sills are shot in need approval, plans call for j bolts
in slab every 48" -81 beam is /2) 2x10, needs to be /2) 2x12 -84 needs /3) 2x4 columns support,
header is notched at top corners need approval -83 needs /3) 2x4 columns support -Need
headers at duct work to outside."
I, Troy W. Jones, Architect am the architect of record on this project and did inspect the
framing on 5/25/21 and hereby approves the framing as constructed with the following
conditions:
Item 1. In reference to Damien's comment: "-Stairs not built to plan, need approval for stairs and
attachment at top and bottom os well"
Regarding the stringer substitutions, after further analysis, architect hereby
approves substitution of three 2x12 stringers with 2x10 non-knotched outside
stringers, and 9.5" notched microlam center stringer, approved as constructed.
Architect's Conditional Approval of top/bottom attachments:
Regarding east stainvay top of upper run, top stringers attach to 1-l/8"x11-
7 /8" T JI Rim Board with metal straps, approved as constructed,
Regarding east stainvay bottom of upper run (at landing), bottom of
stringers attached with brackets, approved as constructed.
Regarding east stainvay lower run (below landing), approved as constructed.
Regarding west stainvay top of upper run, top stringers attach to 1-1/S"xll-
7 /8" T JI Rim Board with metal straps, approved as constructed.
Regarding west stainvay bottom of upper run (at landing), center bracket as
constructed not sufficient, condition of approval is to attach a horizontal 2x8
the full width of the stainvay, directly under lower end of center stringer,
attached to exposed landing joist and stud wall framing with min. 2-1/2" long
16d nails, at top and bottom of 2x8, every 16" along 2x8.
Regarding west stainvay lower run approved as constructed.
Item 2. In reference to Damien's comment: "Add Hangers at landing joists"
Architect's Conditional Approval: contractor to add Simpson joist hangers at
landings joists (both on east and west stairs landings), installed per manufacturer's
specifications.
