T hi s le tter is to in fo rm yo u that a n inspection of this property was p erfor med on 4 /6/202 1 the purpose of which
was to verify compliance with the Structure and Premises Condition Code of the City of Fort Collins, (Rental
Housing Code , 2006 Internationa l Property Maintenance Code , (IPMC)) as adopted by th e C ity .
T he in spectio n determined item s that a re not in compliance with the Rental Housing Code that need to be
corrected:
1. N e ed to repair concrete driveway that is cracked a nd settled. For the approach to th e h o use .
2. S hed shall be permitted. It is settin g on property line a nd is n ot fire rated. Cannot be c los e r t han 5 fee t to
property line w ithout be ing fire rated.
3. GFCI protect a ll kitche n out lets .
4. Windows have mi s s in g o r ·damaged screens East main floor w indow and south west be droom
5. G lass separates from window frame south west bedroom
6. Records do not indicate a p erm it was iss ued for th e 2012 water h eater. You shall h ave a contractor
obtain proper permit.
7. Front and rear s ill cocks leak when turned on.
8. Yo u sha ll h ave an electri cian bond the water line in the crawl s pace.
9. Drainage around th e foundation needs to be r edone , there is negativ e s lope back to t he fou nd atio n .
T he a bove-mentio ne d item s are considered General Ma intenance items and must be repaired w ithin (30) days of
the date of this notice.
10. T here is a n active C lass 2 water leak in t he crawl s pace coming from the kitchen drain waist vent. You
s ha ll have a certified contractor mitigate this loss . A nd th ere is possible mold. In that a rea that needs to
be prope rl y mitigated.
T he a bo ve mentioned it e m is considered a n e m e rgency a nd sh a ll be miti gated within 48 hours from t he phone
call th at was made to your compa ny o n th e 6 th of April.

You are required to schedule an inspection when the work is completed to verify that all the work was
