The Larimer County assessor's office lists you as the owner of the above referenced address.
This letter is to inform you that we rece ived a complaint tha t a shed was built at t he above-mentioned
address without obtaining a permit or ins pections. Our records do not ind icate that a permit was ever
issued and is in violation of the 2018 Internationa l Residential Code (IRC) as adopted by the City of Fort
Collins.
2018 IRC Sections:
R105.1 Required. Any owner or owner's authorized agent who i ntends to const ruct , en la rge, alter, repair,
move, demolish or change the occupancy of a building or structure, or to erect, instal l, en large, alter,
repair, remove, convert or replace any electrical, gas, mechan ical or plu mbing system, the installation of
which is regulated by this code, or to cause any such work to be performed, shall first make appl ication to
the building offic ial and obtain the re quired perm it.
R105.2 Work exempt from permit. Exemption from permit requirements of th is code shall not be deemed
to grant authorization for any work to be done in any manner in violation of the provisions of this code or
any other laws or ordi nances of th is jurisdiction. Permits shall not be req uire d for the fo llowing:
Building:
1. One-story detached accessory st ructures for lawn and garden equipment storage, tool storage
and similar uses, including arbors, pergolas, and simi lar structures, provided t he floor area does
not exceed 120 square feet or 8 feet in height, do not house flammable liqu ids in quantities
exceed in g 10 gal lons per building and are located at least 3 feet from an adjoining propert y line.
The shed is over 8' feet tall and may be over 120 square feet and as such, requires a bui lding permit.
This notice allows you 30 days from the da te of th is letter to obta in a building perm it fo r th e new
structure or to remove the structure in its entirety. Please notify me within 30 days of the date of this
letter to verify t hat the above items have been corrected .
Failure to comply w ith th is notice of vio lation is grounds for the City of Fort Co ll ins to issue you a citat ion
to appear in court and fin es up to 3,000.00 dollars per day from the date of the violation.
