Dear Manager,
Records indicate you are the manager of the above referenced address.
This letter is to inform you that an inspection of this property was performed on 4/1/2021 the purpose of which
was to verify compliance with the Structure and Premises Condition Code of the City of Fort Collins, (Rental
Housing Code, 2006 International Property Maintenance Code, (IPMC)) as adopted by the City.
T he inspe ction determined items that are not in compliance with the Rental Housing Code that need to be
corrected:
l. Need 1 inch air gap at the dishwasher drain
2. Doorknob at exterior door is not working properly (the backset is worn out and extremely hard to open
in case of an emergency.
3. T&P discharge pipe on water heater is not correct
4. Appears there is an above ceiling issue in the kitchen. Spots are appearing in the dry wall between the
back door and the pantry. You shall investigate the cause. The dryer vent appears to be clog ged from
the exterior with dryer lint, and the laundry room is covered in lint. T he dryer vent exceeds 45 feet
which requires a fan assisted blower per code. T he fan assisted blower shall be inspecte d and verified
that it is working properly. If not, it shall be replaced. And dryer duct shall be cleaned.
5. You shall have a contractor scope the i ntake and exhaust of furnace to verify there are no cracks or
breaks or loose fittings in the systems.
Items 4 and 5 could create moister above the ceiling causing mold or the spots to appear. If mold is present
above the ceiling, you shall hire a certified mold technician to mitigate the is sue. P e r the Colorado State,
Res idential Warranty of Habitabi lity.
The above-mentioned items are considered General Maintenance items and must be repaired within (30) days of
the date of this notice .

We are willing to help you the owner or manager to understand our processes and the reasons behind the
inspection results.
You are required to schedule an inspection when the work is completed to verify that all the work was
performed. Failure to comply with this request may result in a citation being issued
