The Larimer County assessor's office l ists you as t he owner of the above referenced address.
This letter is to inform you that we received a complaint that a sh i pping conta i ner was placed at the
above-mentioned address without obtaining a permit or in spections. After an investigation, it was found
that a permit was never issued for a shipping container and is in vio lation of t he 2018 International
Residentia l Code (!RC) as adopted by t he City of Fort Col li ns .
2018 I RC Sections:
RlOS .l Required. Any owner or owner's authorized agent who i ntends to construct, enlarge, alter, repair,
move, demolish or change the occupancy of a building or structu re, or to erect, i nstal l, en large, alter,
repair, remove, convert or rep lace any electrical, gas, mechan ica l or plumbing system, the installation of
which is regulated by this code, or to cause any such work to be performed, sha ll first ma ke app l ication to
the bu il ding official and obta in t he requi re d perm it.
Rl0S.2 Work exempt from permit. Exempt ion from permit requ ire ments of this code shal l not be deemed
to grant authorization for any wor k to be done in any manner in v iolation of the provisions of this co de or
any other laws or ordinances of this jurisdiction. Permits sha ll not be required for t he fol lowing:
Building:
1. One-story detached accessory struct ures for lawn and garden equipment storage, tool storage
and sim i lar uses, incl uding arbors, pergolas, and simila r structures, provided t he floor area does
not exceed 120 square feet or 8 feet in height, do not hou se flam mab le liq uids in quan t ities
exceeding 10 gallons per building and are located at least 3 feet from an adjoin ing property li ne.
The conta i ner is over 8' feet tal l and over 120 square feet and as such, re q uires a bu ilding permit.
This is your second notice of vio lation. On Apri l 30t h you were send a notice of violation for the shipp ing
container and the violation has not been resolved.
This notice allows you 30 days from the date of this letter to obta i n a building perm it for the new
structure or to remove the structure in its entirety. Please notify me withi n 30 days of t he date of t his
letter to verify that the above items have been corrected.
Failure to comply with this notice of violatio1 is grounds for the City of Fo rt Collins t o issue you a citation
to appear in court and fines up to 3,000.00 dollars per day from the date of the v iolation .
