Dear David,
Records indicate you are the manager of the above referenced address.
This letter is to inform you that an inspection of this property was performed on 3/12/2021 the purpose of which
was to verify compliance with the Structure and Premises Condition Code of the City of Fort Collins , (Rental
Housing Code, 2006 International Property Maintenance Code, (IPMC)) as adopted by the City.
The inspection determined items that are not in compliance with the Rental Housing Code that need to be
corrected:
1. Portions of the exterior siding do not appear weather protected. Swelling and open gaps . Need to repair
siding
2. Need handrail front steps leading up to house. Need a handrail when there are 4 or more steps.
3. Need continuous handrail at stairs leading to main level and needs to have returns.
4. Seal sump lid install back flow preventer and GFCI outlet for sump pump outlet.
5. Appears to be water damage to main floor bathroom wall and goes through to exterior. Need to repair
and investigate. For structural damage to exterior wall
6 . Need privacy locks on all bedrooms
7. GFCI garage outlets and mechanical room. Identify #9 breaker in sub panel
8. Water damage garage ceiling. Need to verify all water damage to ceiling and above ceiling have be en
properly mitigated and install 5/8 drywall for ceiling repair. Patch all holes in garage common walls to
house and ceiling. Exposed romex to light fi xture in garage. Tape seams in garage drywall that are
cracked. Fire rate access lid in garage.
9 . There is no permit for water heater that was installed in November of 2013. Water heater is leaking
water. Fix water heater and need to permit said water heater.
10. Verify water damage from water heater is mitigated correctly to common wall of garage, and house .
11. Remove bench and storage shelves in mechanical room.
12 . Need to have plumber service boiler. Du e to leaking equipment.
13. Combustion air in mechanical room is not installed properly. Need 1 pipe 12 inches from ceiling and
the other 12 inches off floor.
14. Need to install graspable handrail on deck stairs and basement stairs (on exterior). Replace rotted deck
railing and maintain deck. Repaint and secure plywood guard rail. Exposed spikes from yard timbers,
make flush with ground.
The above-mentioned items are considered General Maintenance items and must be repaired within (30) days of
the date of this notice.
If you desire to speak with me or the Chief Building Official, please contact us with in ten days of this notice.
We are willing to help you the owner or manager to understand our processes and the reasons behind the
inspection results.
You are required to schedule an inspection when the work is completed to verify that all the work was
performed. Failure to comply with this request may result in a citation being issued.
