Boardwalk Dr. Suite 400 Fort Collins, Co. 80525 RE: 3614 &ssiopeia Ln., Fort Collins, Co 80528 Parcel Number: 8604407068 Dear Manager, Records indicate you are the manager of the above referenced address. This letter is to inform you that an inspection of this property was performed on 6/16/2021 the purpose of which was to verify compliance with the Structure and Premises Condition Code of the City of Fort Collins, (Rental Housing Code,-2006 International Property Maintenance Code, (IPMC)) as adopted by the City. The inspection determined items that are not in compliance with the Rental Housing Code that need to be corrected: 1. Need to repair the front sidewalk (approach) to the house. Settling is causing a trip hazard. In two locations. 2. Back door does not seal tight. Should not see any daylight corning through the sides ,top or bottom when door is shut. 3. Back door appears to have mold on threshold and side of jambs and casing. This shall be repaired by a certified mold technician. 4. Seal back door. Caulk seams of brick mold and siding and paint. 5. Clean out floor drain in basement. 6. Replace basement screen in basement window. Has large holes 7. Verify flexible dryer duct is attached properly. There is a large amount of lint on the back of the dryer and walls. 8. Clean entire dryer duct system. Dryer duct appears to be full of lint from the exterior. 9. Bath fan in master bedroom toilet compartment appears to be creating ceiling damage. Verify venting is correct and that drywall has no mold issues. Ceiling appears to be discolored (black) around trim. I 0. Vinyl windows in bathroom appear to have mold growth in the track system and behind shades. Need to clean. 11. Need to properly install concentric vent for furnace on west side of house. This could draw in exhaust to the system when furnace is on. When not properly installed. The above-mentioned items are considered General Maintenance items and must be repaired within (30) days of the date of this notice. If you desire to speak with me or the Chief Building Official, please contact us with in ten days of this notice. We are willing to help you the owner or manager to understand our processes and the reasons behind the inspection results. You are required to schedule an inspection when the work is completed to verify that all the work was performed.
