The purpose for our review was to evaluate the as-built conditions of the portal frame and provide recommendations as deemed necessary. As part of our evaluation, we reviewed the structural framing plans for the above referenced house (DN49514.003, dated May 11, 2018, revised March 26, 2020). For description purposes, the house is assumed to face south. It is our understanding that the garage portal frame was constructed mirrored from what was shown on the referenced structural plans. It is our opinion that the as-built conditions of the portal frame are not adequate to support the anticipated loads or resist the anticipated wind forces. At the east end of the garage door header, the wall studs below and above the header need to be strapped together. The studs should be attached using CS16 coil strapping with a minimum of (22) 10d X 2-1/2" nails (11 nails each end of strap). The coil straps should be attached to each stud and installed both interior and exterior. In addition, the 2"x2"x3/16" plate washers should be added to the anchors bolts on the wall east of the door opening. The west end of the header is adequate to support the anticipated loads and reduce the anticipated wind forces as constructed. Thank you for selecting CTLIThompson for your engineering needs.
