The Larimer County assessor's office lists you as the owner of the above referenc ed address.
This letter is to inform you that we received a complaint that a deck was built at the above-mentioned
add ress without obtaining a permit or inspections. After an investigation, it was found that a permit was
never issued for a deck at t his address. As such, the deck is in vio lation of the 2018 International
Res idential Code (IRC) as adopted by the City of Fort Col l ins.
2018 IRC Sections:
R105.1 Required. Any owner or owner's authorized agent who intends to construct, enlarge, alter, repair,
move, demolish or change t he occupancy of a bu ild ing or structure, or to erect, install, enlarge, alter,
repair, remove, convert or replace any electrical, gas, mechanical or p lumbing system, the installation of
which is regula ted by this cod e, or to cause any such work to be performed, shall first m ake applicati on to
the building officia l and obtain the required permit.
RlOS.2 Work exempt from permit. Exemption from permit r e quirements of this code shall not be deemed
to grant authorization for any wor k to be done in any manner in violation of the provisions of this code or
any other laws or ordinances of this jurisd iction. Permits shal l not be required for the following:
Building:
10. Decks that are not more than 30 inches above grade at any point, are not attached to a
dwelling and do not serve the exi t door requi red by Section R311.4.
The deck is more than 30 inches above grade and is attached to the house. The deck in question does
require a building perm it. The deck is also lo cat ed too close to t he property line.
This not ice allows you 30 days from the date of th is letter to obtain a bui lding permit for the deck. Please
not ify me within 30 days of the date of thi s lette r to verify t hat the above items ha v e been corrected.
This is your second Notice of Violation. We sent t he first Notice of Violation to you on May 28, 2021. A
p ermit has still not been obtained for the deck.
Failure to comply with this notice of violation Is grounds for the City of Fort Collins to issue you a citation
to appear in court and fines up to 3,000.00 dollars per day from the date of the violation.
